General
- This is a self check-in property with digital reception between 9 AM and 5 PM.
- The building does not have ground-floor apartments.
- Bookings of two or more apartments may be subject to different policies or additional charges.
Check-in & Check-out
- Early check-in and late check-out are subject to availability and additional charges may apply.
Access & Security
- There are no physical keys. Access is provided via a personal code or electronic key card.
- For security reasons, access details must not be shared with unregistered guests.
- Lost or stolen key cards must be reported immediately. A €30 replacement fee applies.
- Common-area lighting is motion-activated.
- All doors must remain closed at all times for security.
House Rules & Safety
To ensure a safe and pleasant stay:
- Misuse of windows or using them as exits is not permitted.
- The use of personal cooking or heating appliances not provided by the property is not allowed.
- Candles or any open flames are prohibited.
- Please keep the apartment tidy. Apartments left in excessive disorder or with trash may incur an additional cleaning fee.
- Guests who do not follow house rules or pose a safety risk may be asked to leave without refund and charged a minimum fine of €200.
- If we are unable to accommodate specific special needs, guests may cancel free of charge, in line with the cancelation policy.
Cleaning & Housekeeping
- Linen and towels are changed once per week.
- Additional cleaning must be scheduled at least one day in advance.
- Extra cleaning is available for an additional fee.
- Cleaning hours are 09:00–14:00.
- Between cleanings, guests are responsible for trash disposal and washing used kitchen items.
- Cleaning supplies, irons, and ironing boards are available in the laundry room on each floor and must be returned after use.
Visitors & Luggage
- Visitors are welcome from 07:00 to 21:00.
- Visitors staying after 21:00 must be registered, present ID, and pay the applicable fee.
- Luggage storage is not available.
Management Rights
- Guests are expected to behave respectfully.
- Management reserves the right to ask guests to vacate in case of serious rule violations and may contact authorities if necessary.This property does not accommodate bachelor(ette) or similar parties.

Really lovely spacious clean apartment in a quiet area. There's a corner shop almost opposite and a Lidl supermarket about a 10-minute walk away. It is close to a bus route and about a 20-25 minute walk from the centre. We liked the location and the host was very pleasant and responsive. The fact that there are two toilets (one in the bathroom, one in its own separate room) was very convenient. There are three small cute balconies, each with its own little table and chair. The shower was very good and the beds were comfy. We heard no noise whatsoever from neighbouring apartments.
Everything was pleasant. The only slight improvement I would suggest is to supply a dish towel and washing-up sponge.

Great apartment, spacious and clean. The apartment felt modern.
In a pretty quiet area of the city. A bit of a walk from the tourist centre, but the area felt safe and pleasant to walk through.
The air conditioning was only in the lounge, which whilst effective for that room, didn't reach the bedroom. Opening the windows let a lot of flying bugs in.
Online check in was fast & efficient. The staff were very helpful & responded promptly to our queries.
No dryer in the apartment or shared laundry made drying clothes very difficult as the heated rails in bathroom were turned off. The shower does not have a door so water tends to get onto the bathroom floor. No shelves in bathroom to leave your bathroom essentials. Mosquitos and construction work going on next door were an unpleasant surprise. Noisy neighbours talking on the balcony until the early hours of the morning was not good - there should be a policy requiring them to move indoors at a reasonable time.

Καταπληκτικό μέρος!
The apartment was very clean, the hosts were very friendly and easy to reach whenever needed. The location is very convenient if you have business or plans in the center of Sofia. The whole building is secured with several access codes, which made me feel very safe as a woman traveling alone. The neighborhood itself also felt calm and safe. I had a very pleasant stay and would definitely recommend it.
The only thing I did not enjoy that much were the guests in the neighboring apartment, who were very loud on the first afternoon and evening and played loud music and sang until around midnight. However, this was of course not the hosts’ fault. Apart from that, the apartment and the whole building were very quiet and peaceful.
