It's a comfortable room in a residential area.
Pros:

I loved the bed, it was very comfortable and the blanket provided keeps me warm and cozy.
I also loved the window as it allowed fresh air to rejuvenate the room.

Cons:

Since we share one bathroom on the first floor, I suggest an indication whether the bathroom is occupied with a doorknob sign. This would avoid awkward scenario where someone is pulling the door when the bathroom is occupied.

A comfortable stay for a short trip or working away from home
Pros:

The location is a bit forbidding - a house in an estate that's seen better days - but it was easy to access with a key box, and the room was clean, spacious and comfortable. I had a toilet near my room, but to shower you had to go upstairs. Breakfast options were available (cereal, milk, etc) which was a nice touch. Room had TV and a charger.

Cons:

Having tea and coffee available would be nice.

Excellent value for money during one of the busiest weeks for accommodation in Leeds due to a major national property co
Pros:

Clean and comfortable with very good communal facilities. Free on-street parking.

Cons:

It was a little far out from Leeds city centre than I would have liked and the external appearance of the property didn’t inspire confidence but these were minor quibbles as I was generally very happy with my 3 night stay

Great location and space, but very uncomfortable due to cold and poor upkeep
Pros:

Very convenient location, with easy access to the city centre and the train station. The room and the house are very spacious, with two bathrooms available. Large, wide bed. The room was clean. Very quiet, apart from the sound of raindrops. Relatively affordable. Wi-Fi works well. All expected amenities.

Cons:

The house was not heated at all, the room was extremely cold, and I had to sleep in my clothes. After spending the whole day outside and getting wet, it was essential to dry my clothes and shoes, but this was not possible as the radiators were cold. I did not use the shower because the room was too cold. The kitchen was dirty, with unwashed dishes, so I chose not to use it. There are CCTV cameras installed at the entrances to the kitchen and the shower room, which felt uncomfortable. When checking out, I was unable to lock the front door with the same key used to open it, and had to leave the door unlocked.

Thoughtul proprietor. All the amenities you need. Comfortable room. Well kept property.
Pros:

The proprietor was immensely kind and responsive.
My stay was blissfully quiet.
The bed was surprisingly comfortable.
The property is near good bus routes and grocery shopping.

Cons:

One of the doors to the property (back) can be quite finicky.
Simple solution? Use the other one.

Pros:

Location was close to the city and also towards the Cricket ground. Was in a residential area which meant that it was quiet. If travelling alone, some may prefer to stay somewhere busier. The room was basic but that is all that was needed for a quick stay. The shower/bathroom facilities were good and there was a kitchen though I didn't use it.

Cons:

Waited longer than expected to receive check in details though simple when told how to check in. If others are staying there, you are also reliant on them to make sure the front door is locked.

We like the place
Pros:

The place was nice and quiet, clean and store where near. Can’t complain we had a great time there, price was worth the place. It was just nice and I would love to book again

It was very cold inside as the heat was off but it was a nice quiet place throughout

Unusual stay
Pros:

The toilets were very clean, functional flush, no clogged drains.
Well stocked kitchen including utensils, microwave, toaster and detergent
Washing machine with detergent
Quiet and not at all noisy flatmates

Cons:

The address is incorrect as communicated by the Uber driver.
This appears to be a house and not a hotel.
It is not single gendered
The power sockets do not work
The room is stuffy causing night sweats hence hampering sleep
Mattress is a bit bad for the back
Tough padlock
There are no reilings and bars to hang clothes in the toilet
No instructions to operate the washing machine, nor the toilet shower switches etc.
I didn't sense any cleaning eventhough was charged a cleaning fee.
