The staff and owner were friendly. They were quick to help with our issues when we arose a complaint and very understanding and sent cleaner back. Were happy to hold onto our luggage until our check in time. It is also a nicely decorated room and very modern.
Our room had no window this was also during a heat wave and it was 30°C, we were provided with a fan but we weren’t aware of this when we booked the room. There was a fly infestation when we arrived I swatted them but they were more of them the next day when we came back from our day trips. They’re were loads of dead ones on the floor from the morning when they had died. I raised this concern to the owner and had done nothing to sort. The spa bath was leaking when filling it with water (cleaner came back to dry this and offered us a bottle of Prosecco for the issues) it was also dirty with more flies sitting in this so we had to rinse before we even used it. Was told about a £100 refundable deposit only after booking through messages. This was how you got your code for the doors. Had to message the owner after 3 to get the code for our room. I would suggest if staying here to take pictures of any damages of anything that’s already damaged as this is under they’re guidelines to get your £100 back. I would suggest if you stay here to avoid room 1 as this was where we were staying.
Bed was super comfy and the room was tidy. Very good stay and easy to get to and check in.
The whole process was smooth and had no issues with paying the deposit as they mentioned this will be needed a few months before our stay via a message on Booking.com so we were prepared for this going into the stay.
They were also very responsive over WhatsApp and were quick to get back to me.
Still waiting on the deposit to be returned, however it's still within the time frame of 7 days after the stay, they provided.

Not much at all
This is probably the worst hotel I’ve ever stayed in. Even calling it a hotel would be a stretch. Communication with the owner was absolutely awful, constantly ignoring messages and hanging up phone calls when trying to request early check in or even for basics like access codes. The room was mid at best and had no AC, just a terrible standing fan that blew hot air. The room felt dirty and the upstairs neighbours were so loud, stomping around all night. I have never felt more unsafe in a hotel in my life and despite paying for early check-in, the owner left my friend and I standing outside in the 33C heat demanding I send him a £100 security deposit before sending the access code to get into the property. They seem to be proud of the fact that they are a self check-in hotel but if a member of staff had been present at the hotel everything would have went 100x smoother. This is why proper hotels have receptionists. Absolutely terrible place, do not spend your money here.
It had a small fridge in the property which was good because it was really hot weather. Was good for storing bottles of water. The bed was comfortable.
It was filthy. The communication from the property was abysmal. They took hours to respond to let us into the property. We waited 2 hours to be let into the building then another 45 minutes for us to get the codes to our room. For 2 hours we had to sit outside and wait for them to reply. We were sat outside doing our makeup next to the bins because we wouldve been late for our evening.
When we entered the room it was dirty. Floor was covered in glitter, i had a false eyelash stuck to my foot from the previous guests 🤢 and a small tablet/pill was on the floor next to the bed. The bathroom has condensation mould from not being cleaned properly. The fan in the room was thick with dust. We also didnt get towels until we were at the event and we did not give permission for anyone to enter our room when we were out. Absolutely appalling. They also message you on WhatsApp asking for £100 damage deposit which they say they will give back in 5-7 days (they have not) and pictures of your passport. The whole check in process was an absolute mess. I wasnt the only one. 2 other people were waiting with us outside the property to get in. It ruined the experience for us. The other people staying at the property were lovely but had the same frustrations as us.

The hot tub doesnt work only comes with boiling water no cold water tap to turn
There was about 20 flies stuck to the wall dead at the top 15 in the hot tub dead seemed like they didnt even clean it. Yellow stains on the bed the bed side draw was like broken and disgusting stains all over it
I have already submitted a complaint. The handling of this has been absolutely appalling.

Was asked to give a £100 deposit to gain access. Very dodgy and not okay. Had to give it and chased almost daily for 3 weeks to get the deposit refunded.
Never got the chance to actually staying with them. We had the check in at 3pm for 3 nights for 2 concerts. They emailed us at 8.20am asking for IDs in order to get the bank details for the deposit (also, £100 stated in booking.com, £200 by mail🫥). Texted them 10 mins later with IDs. At 12.35pm they sent an email (no comment on their way of communication, as someone could have not connection 🙄) stating that they were aware of a water leak since the morning and they couldn't offer us the room. We had to find a stay in London on one of the busiest weekend in the matter of 30mins, spending almost double of the amount.

Cleanliness was ok
The room was too hot, couldn’t open any windows as they were old windows. Had to keep the front door for the house and room door open the whole night
Check-in was complicated and happened over text. The hotel room was pretty much as per the photos but extremely dodgy deposit scheme where they have not refunded the £100. It’s been weeks now and they’ve stopped replying. The property was sufficiently clean.
Bad customer service with dodgy deposit scheme and not returning deposit. Staff completely ignoring my messages now.
