Nothing, there was a very strong painting smell and very werid.
The painting smell, I felt a little bit dizzy because of that smell.
The room was very clean and very new
The shower barely worked, with cold working well but the hot coming out very slowly with no pressure. The breakfast was also not good, being an additional it looked like it could have been continental but there was nearly nothing served and any orders were tiny.
Perfect accommodation at a very reasonable price. We needed somewhere on the Shakespeare’s Way route. When you’re a walker a good hot shower is a must and the one at the tree was all I could have hoped for.
Minor point, needs a mirror in the bedroom.

I wasn't aware that decorating was going on on the staircase and landing. The bedroom would benefit from a wall mirror.
The room was well furnished and quiet. The Indian food for dinner was excellent. Ahmed was a great host and we would stay there again.
The room had a view onto the roof space which was full of random wiring. There was also a full skip in view in the carpark which should have been removed. The breakfast experience could be a lot better.

Cracked window in my room, dirty bathroom floor, workman rubbing down paintwork outside my room at 10pm. Dirty carpet in public areas. Breakfast was not available until 8.15 when the advertised time was 8am.
Looks like it’s under construction. Definitely need tlc.

Car parking, great location, five minutes from the Iffley Locks & Isis Tavern, with the Prince of Wales pub next door. Convenient for buses into Oxford City centre, but also very walkable with great places along the way.
Excellent value for money & staff very accommodating & friendly.

Hotel being refurbished so builders around with a bit of builders equipment around but understandable. Room was good, plenty of space and clean, comfortable bed and nice breakfast. Evening curry was very good.
I stayed at the hotel 6 months ago and the rooms were tired looking now it looks like they newly refurbished it, the room and the bathroom looks amazing, looks like a 5 start hotel (lol) very clean and spacious. Bed was comfortable and the view out the window was fantastic. Only thing I can fault is they didn’t have coffee machine but that was compensated by good old kettle with tea and coffee satchet in the room. I would recommend anyone staying to try the restaurant food apparently they have an award winning chef, I had the Prawn puri and the best butter chicken I have had in long time, my wife had their mixed grill which also great. Overall the stay was fantastic, staff were very helpful and surroundings were very green, loved it, will definitely come back.
I really liked the staff here. They accommodated me best they could. The bed was comfortable and the shower was okay. Overall it was an anjoyable stay. The location was close to the bus stop to Oxford town and was only 7 pounds via taxi from the CBD.

The only thing we liked was the receptionist. He was friendly and helpful.
The building was under renovation, our room had a moldy plant. The mattress was very hard, the pillows were deflated, there were many cobwebs and dirt on the windows opposite our room. And when we made the reservation, the advertisement said it had a bathtub. That was the main reason we booked. After paying, I asked them to leave cleaning supplies for me to clean the bathtub, because I'm a clean freak, and only then was I informed that it no longer had a bathtub. I asked what you could do to resolve this, and I haven't received a single response.

Renovations are currently underway, and the experience has been far from acceptable. The communal areas were consistently dirty, and the ongoing work created an unpleasant and unsafe environment.
The quality of the decorating work is poor, with unfinished and sloppy details throughout. There was a noticeable draft coming from the windows, and the radiator in the bathroom had not been fixed. Additionally, paperwork and materials were left loose and unattended, adding to the sense of disorder.
Breakfast options were very limited, lacking variety and choice.
Overall, the hotel should not remain open to the public while these works are ongoing, as it raises serious health and safety concerns.
