I didn't have a conditioned area, very hot in the room, I didn't have a fridge, the expectation of the sign wasn't right, they weren't the ones in the photo for my appearance and...
The room was large, comfortable and clean. The outside space/pub garden was spacious. The scrambled egg and salmon was delicious. Nice quiet location.
The communal areas were run down and tired. No pork sausage or real bacon for breakfast. The mattress on the single bed was too hard. We couldn't watch the England football match as TV in the room didn't have BBC channels.
NOTHING, the place was dirty and the car park looked like it had been fly tipped. This is far from a hotel, at best its a B&B but is more like a hostel.
EVERYTHING
This is NOT a hotel, its a B&B above a pub.
I was at a wedding next door and unfortunately that hotels had no more rooms.
I booked this as the pictures looked ok.
When I arrived in the car park there was a large amount of rubbish in the corner, as if someone had fly tipped. There were old beds, mattresses, paint pots, rubble and more, across about 3 parking spaces and spilling forward in to the centre.
I went inside and asked the barman where reception was, I was told "here" the barman then walked to the other side of the bar to a laptop looked at a very basic spreadsheet and then gave me a set of very old keys. I was told, one is for your room the other is for the front door if you're coming back past 10pm...... I thought this was a hotel, not my aunties house...
I went up the VERY dirty stairs to what was due to be my room. There was a VERY strong smell of paint and a lot of towels hanging everywhere.
The room was very dated and small, you could here conversations in the next room... I was in a hurry, so dropped my bag by the door and left to return to the wedding.
On returning to the wedding, I couldn't help but feel unhappy about the situation I was in. I felt like Booking.com had mis-sold this to me and was unhappy about staying.
I decided not to drink and after the wedding had finished I walked back to the hostel... got stuck trying to open the door (the key jammed half way round, lucky managed to not break it and got in) ....grabbed my bag, and drove home.
The next morning I came back to booking.com to try and get my money back. after 2 weeks of trying neither Booking.com nor the hostel are willing to return my money.
Booking.com say they can't refund without the permission of the venue, the venue are saying they won't refund because they didn't get a chance to make things right..... I returned at midnight, no one is around from 10pm....

The staff, were polite, its location.
The Breakfast was awful. 1 cup of coffee or tea thereafter you are asked to pay for additional, second morning 1 had to forfeit my breakfast for a second cup of coffee.
Breakfast, 1 x 3” turkey rasher, 2 x turkey frankfurter sausages, 1 x cold egg, small pot of beans, brown toast, no white bread. Served on a split sticky old pub table.
Not clean & not very good at all.
The whole building is very tired, in need of a complete overhaul.
Staff and the location
The internet was not working. They were having problems with the provider but they recompensed me for my inconvenience. Communication with one member of staff was not helpful but the other 3 including the manager was exceptional customer service. Thank you
Beautiful location. Great for a long walk up the river into Oxford. Near Florence Park.
Clearly being refurbished and it's ongoing. Didn't bother us but it might bother others.

Just about everything. The rubbish that was dumped in the car park. All the covering for outside area ribbed and broken. The shouting and disturbance early hours in the morning. Paint all over the carpets and windows. Nothing like what was advertised on website
Even though i had booked and paid for breakfast. The chef did not turn up for work. There was no fresh milk for my tea in the restaurant and I was offered a packet of crisps instead.
Room very small. Toilet leaked.
Hotel needed a luck of paint.
Quiet area of town with no traffic noise. There is a pub downstairs, but this seemed to close down at 10pm, so I had no issues with noise there. The breakfast was good, and I had friendly and helpful service from Ahmed.
I could not get the shower to work, but solved the problem by having a bath.
