The room was nice, spacious and clean. The place was also located right in the middle of Tam Coc, which means everything you need is very close by. The owner lady gave us a run through of everything we can and should see in Ninh Binh and was very helpful throughout the stay. You can hire bikes from the stay for 50k a day - and they are single geared, a little rusty, but will absolutely do the job if it's just to take you around Tam Coc. There is also laundry available on site with 40k/kg and our clothes came back washed, dried and folded. Absolutely worth the money for what you get. The owner was also lovely and accomodated luggage storage on our last day in Ninh Binh (we were getting an overnight bus to Sa Pa) - and was so kind to let us use the bathroom for a quick shower on our last day.
The swimming pool is present, but it is apparent it hasn't been regularly maintained. You can see the algae growth and dust/dead insects in the pool which threw us off swimming completely (it's not the main point of our stay here though, so it didn't matter that much). The breakfast is included but the meal variety could be improved :) The hairdryer in the room is small and will die after you use it for 3 consecutive minutes from overheating. You'll have to wait until it cools down before you use it again.

Le seul petit point c’est qu’entre trois nuits la chambre n’a jamais été faites pourtant nous mettions le petit panneau exprès.

Sve preporuke. Posebne pohvale za domaćina. Bili smo samo jednu noć, ali su nas lijepo dočekali sve nam objasili te pomogli oko svega.
Nos trataron genial durante toda la estancia. Buscábamos un alojamiento porque tuvimos un problema con el bus y la hora de llegada y nos lo solucionaron dándonos todas las facilidades.
Estaba todo perfecto cuando llegamos, habitaciones espectaculares, bien ubicado en el centro de Tam Coc.
El desayuno muy rico y tenían posibilidad de alquilar motos y bicis allí mismo.
La verdad que muy contentos, sobre todo con la atención recibida.

Disponen de alquiler de motos, bicicletas, bicis eléctricas e incluso te pueden pedir un taxi si lo necesitas (más económico que Grab incluso).
Cuentan con servicio de lavandería.
Ubicación excelente.
