Good location and helpful staff
Pros:

Location is nice and the staff are very helpful. Kind enough to let me check out late

Cons:

Theres leakage on my AC and my room is next to the rooftop restaurant running KTV i hope they can improve soundproofing because it is noisy

Excellent stay with amazing staff and great hospitality.
Pros:

The hotel was comfortable. The staff were extremely friendly, welcoming, and always helpful. Their hospitality made our stay wonderful!

Nothing significant. Everything was excellent and well managed.

Disappointing
Pros:

Affordable. The room was spacious and well lit.

Cons:

I wish I knew I could upload photos with the review. Where do I even start?? No toiletries, top sheet, comforter or duvet was provided in the room. The staff ignored my request for toiletries and bedding. The electric heater for the shower did not work and the bathroom was dirty with hair and an uncleaned drain. There were also ants and a centipede in the bathroom. Once I made some coffee for myself, I found the same marching on to the table in the room. Perhaps this stay may have been better if I were a tourist.

Location is good, conditions are not match the price charged
Pros:

The room appears quite old and could benefit from better maintenance. Some aspects, such as the lighting, door locks, bathroom, bed linen, floor, furniture, and parking area, were not in the best condition.
The room opens directly into a public restaurant/PUB.
Overall, the experience did not match with the price charged.
It would feel more reasonable if the rate were about half of the current price. That mean It may somewhat worthy if 10$/night.
For comparison, a similarly poorly maintained place nearby on Cotta Road (Hotel 30) charges around LKR 2,000 per night, whereas this property is about LKR 7,000.
However, the conditions here were also similarly poor and far beneath an acceptable standard.
I thought people choose this property because of its convenient location with easy access to Borella.
However, I would like to inform you that there is a similar poorly conditioned place nearby known as Hotel 30.
I chose this place expecting better conditions for the price compared to that, but I was disappointed as the conditions were similar, while the charges were more than double.

Pros:

I wanted to do the Colombo city tour and also watch a cricket match at the Premadasa stadium. This location was quite convenient for both. The staff are very pleasant. They have a good restaurant with a bar attached.

Cons:

The restaurant is open to the general public, so it can get noisy with loud music too. But, it did stop by midnight.

Very clean reliable place in a wonderful neighborhood.
Pros:

Excellent location in a very colourful and normal everyday Colombo neighbourhood; spotless; excellent shower; very comfy bed and pillows; very helpful and friendly staff; bright and roomy; good fan and A/C.

Cons:

Wifi isn’t particularly strong and a little unreliable; there’s a bar on the top floor so it can be a little noisy (not bad tho); there’s a large very polluted canal behind the hotel which can be a little smelly; it’s not really a hotel, more a casual guesthouse so it’s a little informal and laid-back.
