Very good location. Excellent air conditioning, very good place to serve as a base for exploring or to pass a transit night or two.
Hot water ends too fast.

Spacious room with good AC.
There was disturbing noise in the AC unit which sounded like an animal was in it. I messaged the front desk at 11 pm and received no response. There was a definitely a rodent if some type on the wall and or AC unit. I turned it off and kept a second one on and the animal noise could then be heard in the second AC unit.
We stayed at this property twice. The first stay was much better. The second stay also had elevator not working. We were supposed to be in the 4th floor but they changed us to the second floor. It was still very difficult in the hot weather to climb these outdoor steps. That on top of the animal in the AC unit made our stay less than pleasant.
The hotel offered to order a cab for the airport for us. The cab that came had no AC and the car sounded like it might stop running at any time. There was also another person in the front seat - a local person - we were not sure if they were being dropped off somewhere prior to us. No explanation. In the middle of the trip to the airport, the driver asked what time our flight was. We said now. It was a most unpleasant trip. I would expect a hotel to endure a reputable taxi with AC for guests. This seemed to be someone’s friend looking to make money on the side.

The location is very close to the city center and the port.The staffs are really helpful with all my requests. The room is spacious and comfortable.
When the toilet is flushed it smells like sewage sometimes.

Good restaurant (not cheap) right next to the hotel.
You’ll need earplugs, though, as you can clearly hear the call to prayer. The hotel does provide them, which is a nice touch.
The area around the hotel isn’t very well lit, and you have to walk uphill to reach it, which can be a bit inconvenient.
It’s a shame that they don’t offer breakfast. If you’re planning to leave very early, like we did for excursions or diving, there’s no takeaway breakfast available, which is not ideal.
Komodo Suites Downtown are an easy short walk from cafes and restaurants. There is annotation restaurant in the same building. The rooms are spacious and clean. Staff were very polite and helpful. Great places to stay if you are in between activities in Labuan Bajo.
