Disappointing
Pros:

Area was nice

Cons:

Room we booked no longer in service so was put in a small room with not enough beds, so a pop up one was provided. Dog hairs all over the room. Asked if we wanted breakfast in the morning so hadn’t booked for 9, but no staff to be seen. 1 member of staff was on shift and a customer ended up serving for them. Couldn’t check out, had to just leave keys and go.

Great place to stay to visit Lytham.
Pros:

Easy check in. Well-appointed clean room. Comfortable beds. Good pub/food on site. Well located for a visit to Lytham.

Cons:

We went down for breakfast, waited 15 minutes for a member of staff, no sign of any. There were 2 other Families waiing. Got fed up and went elsewhere I think more staff are needed espicially if they are promoting motor homes.

I have stayed here many times and never had a problem.

Staff are kind and courteous and usually the bedrooms are suitable.

Cons:

On this stay the room I was in didn’t have a working shower and the cloud internet wasn’t working. Speaking to the lady working breakfast the bedroom was known not to have a working shower. Even she mentioned about not using the room.

I tried to reach out to the property but no response was given, I went through booking.com and the same lack of response was provided.

Clearly the pub didn’t appreciate the direct route rather than posting reviews.

Comfortable rooms with great selection of food & drink
Pros:

Nice clean, bright, comfortable rooms. Large shower. TV, good variety of tea & coffee. Plenty of parking. Disabled parking. Pub serves very nice food ( and breakfast) Overnight RV parking with hook up only £15 !

Cons:

Only one thing; would be nice to add blackout blinds in rooms, for those facing east !

Not a mistake I will make again I will sleep in my van next time.
Pros:

Arrived at 6 on a Sunday no food available because the chef finished early and no breakfast available in the morning.

Cons:

The bed was too soft, electric light fitting hanging out of the ceiling, the view from the window was rotten wooden facias and the kitchen was closed.
