Beautiful hotel and large rooms with clean bathrooms. Really nice pool. Good location.
Staff should have been more active and attentive. They did not try sell us any spa facilities or dinner / breakfast. Service at bar was slow.
Room service was extremely late despite multiple chasers.
We were travelling with Sangha. Hotel could have been more respectful towards the Sangha

The hotel gives you 1 liter of water per occupant. That's it. You cannot get more water bottled or otherwise without paying. It's 550 LKR per 1 liter after that! I haven't experienced this in any other hotel, be it 5 star or 2 star, in SL before.
I didn't mind paying the restaurant bill at all, we ate all the meals there and everything on the menu was on the pricey-side (~2500 for basic rice n curry). I didn't mind paying ~40k for a triple room with many deficiencies. But I found it offensive that drinking water was only available at a ludicrous price, given this is Sri Lanka and not some forsake where water is at a premium!.
Longer version:
The staff is excellent. The food at the restaurant is pricey. Went during the off-season, so there was low occupancy. The rooms had the feeling that they were not cleaned out recently. There bedding felt mildewy and smelled. They changed upon request (as it triggered an asthma attack), but the changed ones were the same. All this was fine and I was willing to overlook given that this is Kataragama and I'm not expecting luxury, but then came the water debacle.
After you pass the reception, there's a pond that emanated such a stench that you had to hold your breath to get past it. Bedding smelled midewy. Restaurant prices were what you'd pay in a fancier place in Colombo.

The breakfast was not satisfactory and needs significant improvement.
Staff very friendly and helpful. Room great size and very comfortable. Spa and pool created a lovely relaxing experience. Close to yala block 5.
The restaurant was poor - food took ages , was incredibly spicy (inedible to me) and many of the staff did not speak sufficient English to understand what we wanted and sometimes guessed and got it wrong rather than get someone who understood. One of us felt ill the following day having eaten in restaurant and we spoke to another guest who had the same issue. Breakfast was very poor. Did not cater for different nationalities well at all or provide enough choice. Very little around to get food elsewhere so it was a real issue.
This is very much above average property for Sri Lanka. The room was spacious, clean and quiet. The pool was absolutely fantastic large and deep. The staff in the hotel were very helpful , polite and friendly. The bar manager was very helpful and made us feel relaxed . Our only regret was that we only stayed one night before moving on
