Um... the location and car park being free in the back. And the smart way of picking and dropping keys off
Well... The hotel had a smell when you stepped in. It is very noisy, the bed was full of springs and uncomfortable, the bathroom was small, I mean... You can fit in it, but thats about it, very tight. I couldnt sleep all night as the entrance door kept being slammed, people walking by the corridor. There is zero sound proofing and you can hear absolutely everything. The bed was also quite small, given I mentioned it was for 2 people. I dont think it was worth the amount I paid...
Great location and great parking. Very practical place to stay. Lovely to be right on the park and very near the tram stop (even though they weren’t running!). Lots of places for breakfast near the rooms.
Our room was quite tight for space. Great for one night. Or fine for one person. Everything worked but nothing felt loved.
Very small room. Extremely strong smell of bleach when we arrived. TV did not work and after phoning the staff we were advised because it was a Sunday no one was available to come out.
Free parking out back
Our room was very small, bed was rock hard aswell. Shower pressure fluctuated hot and cold.
It was conveniently placed where I need to be. A short walk down to the Shore in Leith.
Parking was good. Spacious car park to the rear of the Hotel, with plenty of space
It's a very poor Hotel, no front of house, reception just lots of passwords to access the front door and to get your key.
I was in an Annex to the side of the main building, which had a front door into the corridor. The front door had no lock, so anyone could gain access to the corridor. Very bad security.
My room was tidy enough but very small, no windows, just a skylight which had a blind drawn across it.
My TV did not work, nor could I access WiFi. I did not enjoy my stay and was glad to leave.

It's not like the picture
Not like the pictures, not interested in hygiene, although I left them
Nothing.
It was a very disgusting room with mould and the bedsheets were damp. I contacted the property who said they couldn’t do anything until the next day and expected me to stay there. I didn’t stay and had to book alternative accommodation as I wasn’t prepared to put mine and my wife’s health at risk. I’ve contacted the hotel and booking.com about a refund as it was not up to standard. Was told to open a window that wouldn’t even stay open then the hotel said they plugged an air freshener in to help. That doesn’t get rid of mould. Received £13 refund out of £150 as “goodwill” utterly disappointed in the hotels customer service and booking.coms empathy.
The room was ok.
The room was okay, but the bathroom sink was leaking and smelled really bad. Sewage was coming out of the bathroom sink.
Only the location
I chose this property instead of a cheaper Airbnb because I expected a safe hotel environment with staff available if something went wrong. Unfortunately, that was not the case.
My ground-floor room was located directly next to the entrance, and there was constant noise from people entering and leaving the building. The main entrance security was very poor, and during the night a man was shouting outside, repeatedly banging on the main entrance door and even knocking on my window. I woke up terrified and did not feel safe for the rest of my stay.
I immediately contacted the property and requested assistance and a room change, but I was told the hotel was fully booked. My concerns were never properly addressed, and I never received a satisfactory explanation about the incident.
As a solo female traveller, this experience completely ruined my trip. I barely slept during my stay and did not feel secure in the accommodation. I cannot recommend this property to anyone who values safety and peace of mind.
