Friendly staff, nice intentions and furnishings, convenient but EXTREMELY NOISY location.
Pros:

Very friendly and welcoming staff. Space was clean and there were good amenities. Convenient location.

Cons:

Extremely extremely noisy - I could hear club music and people signing karaoke into the middle of the night (think: 12-2am). Walls were thin so I could hear lots of movement from upstairs.
