Pros:

Great receptionists, they helped us solve some problems that weren't even related to the accommodation. Location is good, near bus station and a large shopping mall. The building is clean and the rooms are well supplied with iron, kettle, washing machine etc. One of my favorites was heating rack for towels in the bathroom and underlit mirror.

Cons:

The room was a bit smaller than expected from the photos.

Excellent
Pros:

We had a very pleasant stay at this hotel. They have private parking available, which was a big advantage for us. The hotel is not exactly in the city center, but you can find everything you need nearby — shops, coffee shops and other facilities.

The value for money is excellent considering everything the hotel offers, and everyone was very kind and welcoming throughout our stay.

Comfortable 7 nights stay.
Pros:

It was a decent stay. I was there for 7 nights, staff were very helpful. All amenities were in working state. Supermarket is also near by.

Cons:

The walls are very thin. I was attending a meeting and a staff requested me to tone down. I can hear people walking every time someone passes by. Not a big issue for me though.

Pros:

Отличный апарт-отель. Да, далековато от центра, но такси оч дешевое и можно ездить на нем, зато, цена оч приятная. Апарты оборудованы всем необходимым, чистое белье, полотенца, номера. Есть стиральная машина, что было немаловажным фактором. Плитка, посуда. Район оч приятный, есть рядом большой супермаркет, маленькие парки. Завтракали в кафе в 5ми минутах ходьбы.

Нет такого.

все было хорошо,в этой гостинице останавливаюсь второй раз,все устраивает,а особенно работа персонала,Сотрудниц работавших с 1 по 6 марта,компетентность и внимание к нуждам пребывающих на отлично

Lovely, affordable, amazing staff
Pros:

Seva is a great value for money. It's location is very good, 4 min walk to Komitas Av. Yerevan City supermarket with it's bus connection, as well as other shops, salons etc.
The rooms are equipped with everything an apart-hotel can need. One needs to take into consideration the price when rating this apart-hotel. Before I went there I was told to stay away, it's not good, it's shabby. I am sure this is from guest who expected hotel standard for something this affordable. The price vs what you get is great. I lived in 1 bedroom room, as well as in one of the studios and all you need is there and works (washing machine, small induction oven, tea and coffee makers, tv, internet, ACs for heat and cooling, shower, even a towel dryer in the bathroom).
What is truly worth mentioning is the extremely lovely staff - the amazing young girls and guys, there for any questions, issues, finding the best solutions for you.
Also, the fact that there is someone there 24/7, that you pass by a genitor every time you go in and out of the yard which is good and the cleanliness of the rooms are worth mentioning.

Pros:

The service was perfect. Everyone was really friendly and ready to help with all the problems. There was kitchen equipment to cook with, the bathroom was fine, yet sometimes there was some smell. The view to the yard was fine, not noisy.

Cons:

The hotel is located pretty far from the city center and the underground, so one can use a bus or a taxi, however, it was visible from the map. The bed was not really comfortable and the general atmosphere in the room was a bit gloomy. The table was really shaky and tall so it was not really clear how to use it. If you come just to cook and sleep, then it's a super cool option. If you plan to spend some more time at the hotel, might be not the best one.
