Lovely hidden gem, clean, quiet. Perfect!!
Pros:

Perfect location, charming guesthouse. Rooms are super clean, good shower. Daily cleaning service, water complimentary. Lovely staff. More than enough options for breakfast nearby. Located in the old city center, quiet street, but super close by to many restaurants etc. Would definitely come back here again.

Some good points, lots of poor points
Pros:

Location was good, short walk to main road, loads of restaurants, 711 etc.
Nice swimming pool.
Very large comfortable bed.
Powerful hot shower.

Cons:

These are the reasons I would not book this guesthouse again.
NO plug sockets anywhere near the bed.
No hairdryer in rooms.
No teaspoons included with the cups.
2000 baht fine if you eat on the bed!
The reception staff, and security guard, don't even acknowledge your presence, they don't look up from their phones.
Small child of the owners family, screaming all afternoon.
And lastly, the noise of the cleaning staff, right outside your flimsy wooden door from 6.30am.
Just remembered, if light bothers you, you will need an eye mask. The air conditioning unit will light up the room.
