Perfectly placed hotel for our 7 night stay.
Pros:

The hotel is perfectly placed for local and Island wide access. Steve made us very welcome and gave useful local information. Hubby loved his morning English Brekkies! We had the super king suite - Number 9, the views were superb. The hotel is a long term refurbishment, this did not distract from our stay - no noise, no mess. Once complete the hotel will be brilliant. The pool and hopefully bar will open in the future. Lots of local places to eat with varying prices.

Pros:

The rooms were great, and comfortable. The breakfast was well cooked and plenty of it.

Cons:

There is a lift, but not working at present and we were on the 3rd floor.
Told it will hopefully be working for new year

A comfortable, relaxing and trouble free break
Pros:

Location, location, location. Best location in Shanklin

Cons:

It’a a work in progress. After years of neglect it now has an owner who wants to restore it to its former glory. Bedrooms are very good, breakfast food is very good, staff are very helpful. There is still a way to go but the essentials are there. Will return next year

The hotel needs an upgrade but otherwise it was clean and comfortable.
Pros:

The location was great, with the sea view. Adequate car parking on site.

Cons:

The bar was not open and the restaurant did not serve dinner.

Disappointing beyond measure
Pros:

Breakfast was ok, very limited time. Location was first class but let down by renovation work, that booking.com did not disclose and poor level of cleanliness

Cons:

Renovation was haphazard, no consistency, many jobs started, none finished. Advertised as having a bar and a restaurant, which it has but was padlocked shut

Oversold and underdelivered, didn't meet expectations set by listing. Avoid room 25.
Pros:

Great location overlooking coastline. Lovely pub, The Chine Inn, 200 yards away. Other hotels in same location look much nicer.

Cons:

Room was definitely not as advertised. We booked a "Deluxe double room with sea view" but the room we were given was "standard" at best, also on the side of hotel so our view was of a wall and I could only see the sea if i craned my neck, please see photos below.
When i questioned this at check-in I was told it was a "side sea view". Owner just brushed off my questions about the sea view in such a manner was obviously not worth discussing any other discrepancies with him. We were also informed the hotel was full, so i saw no point in pursuing further.
Listing also stated there was a garden view but all we could see was a rusty lawnmower and a barren flower bed with some rocks.
Don't think it's unreasonable to expect that when a listing states sea and garden views then your windows overlook those views. Creative writing at it's best!
No walk-in shower, no tea and coffee maker although there was a kettle as listed separately. Room was also smaller than the 15 x 15m advertised.
Nice bar area, as per the listing, but unfortunately the chain and padlock keeping the doors shut was just another discrepancy against the listing, as was the explanation they couldn't afford bar staff.
As well as the room being on the side of the hotel it was also above the noisy kitchen vents, so don't expect a lie-in come the morning.
Breakfast wasn't of a great standard but they did cook some veggie/gluten free sausages for my partner.
I appreciate the hotel is undergoing refurbishment but if the hotel is unable to offer facilities listed then their description should be edited until such time as it's fully operational. I note several comments concerning the current state of the hotel go back some time.
Edit: Having seen the hotel owners response to previous criticism his response to my review was as expected. Apart from describing me as old, I'm 63, there isn't a grain of truth in his reply. Stay elsewhere.

Fabulous Work In Progress
Pros:

The binoculars in the room. Fab idea. The breakfast was fabulous. Lovely home cooked food, great sized portions, toast, cereals, fruit and yoghurts. . The building was so very quirky. Loved it. The sea view was fab. Steve is having the pool worked on and is putting alot of work into getting the whole place 'done up'. Its so quirky with furniture and fittings from years gone by. Hes doing a fab job and we will be going back to see how hes doing. A really sound guy with a great vision for the place. It has a great feel to it. Thanks Steve for a lovely stay.

Cons:

There wasnt anything to dislike except the minor wobble when checking in when Steve didnt have our reservation. It hadnt gone onto the app ?? But it was swiftly sorted out. Other than that we were really happy.

Nice place to rest ya head
Pros:

My friend and I travelled there and stayed for just one night for the scooter rally in the IOW. Nice place, nice brekkie.

Cons:

Nothing I didn't like about Keats Green Hotel, but no much in Shanklin happening to support the rally, so its not ideal for scooterist at that time of year if they want to be in the thick of things
