Perfect stay in perfect location
Pros:

With Pendle Hill as a backdrop and in the beautiful village of Downham, the Assheton Arms was the perfect setting for a couple of days away. The rooms were lovely and clean and the bed very comfy. The food both evening meal and breakfast were delicious and the staff couldn’t do enough and were so helpful and pleasant. Overall a beautiful stay in a beautiful place.

The only reason i would not stay again was the reception we recived when we arrived. Everything else was lovely

Staff who received us did not share information with us about the room saying he did not know as it wasn’t his job, he was very indifferent to our situation.Kitchen staff and breakfast was amazing

Very enjoyable.
Pros:

Lovely location, great breakfast choices which included freshly prepared fruit. Dinner menu included a specials board. Very comfortable bed and superb shower.

Cons:

Some renovation of the building is required , but the Assheton Arms is leased by James’ Places so the land owner -Assheton Estate needs to do the work.

Beautiful location, lovely cottages, nice food and pub
Pros:

Beautiful location, quiet lovely garden area. Private.

Cons:

Very noisy above, with creaking floors and inconsiderate walking back and forth most of the night.

Can’t wait to go back and try some more things on the menu and stay in this beautiful area
Pros:

The room, was not in the pub, but in its own block of beautiful traditional cottages overlooking the church.
The staff and food at the pub were excellent, we were travelling with our dog, but instead of getting the dodgy dog room, our room was beautifully kept and clean and the staff at the pub were very accommodating ,breakfast menu was extensive and catered for all.
Will definitely be returning.

Beautifully decorated inside, spotlessly clean, evening meal and breakfast was very good. Lovely friendly staff.

The location was very picturesque and charming

It was very hot when we stayed. We could have done with fans in the restaurant and room. We would bring our own next time
