THe facility is primarily a wedding/event venue, and the rooms for BnB are part of the structure. With wood floors and insulation /construction from an earlier era, the noise level is higher than desired. Guest actions are amplified by wood floors/thinner doors.
The location is beautiful. I loved the giant balcony outside of my room and the views. The jacuzzi tub was nice. Bed was big and comfortable. The snacks and cold water was a plus
Check in experience was awful. There is no one on site. Rooms have a keypad entry. I booked thru booking.com and I never received check in instructions or a code to get into my room. Called the emergency number several times and emailed them with zero response. We were lucky after waiting there about 40 minutes someone showed up to give a couple a tour and she was able to give us a room code. 2 days later the same thing happened to someone who used VRBO to book. Zero check in instructions and again no one answered the emergency numbers. Hot water is also unreliable. I had 5 minutes of hot water into my shower then had to finish with ice cold water. This happened twice. Bathroom not the cleanest and toilet area had a faint urine smell
The location and the spread of the property are so refreshing. This is perfect to 'get away' and breathe.

The property was beautiful. We saw several doe a couple of times. The coffee selection was great, and the complimentary snacks and water were much appreciated.
There's not much room to set toiletries. A small vanity would be perfect. It's quite a step to get into the jetted tub. Some people would have trouble getting in & out.
The snacks were stale. Wish they had a snack machine or some type of food there.
The Villa is beautiful and the grounds are exceptionally beautiful with spectacular sunrises. The second story veranda allows for a relaxing time while enjoying the landscape. The staff are helpful and personable. We enjoyed our stay so much and it was the R & R that we were looking for.

We didn’t stay. We drove away.
Deceiving. Arrived at 6 pm to stay for the night. Ring doorbell said it was off line. Walked all the way around the place for someone to check us in. Couldn’t find anyone. Called the office number. No one picked up so we left a message. Called the emergency option ( as if our room had an emergency). No one picked up. I sent an Email that we were ready to check in. 4 days later we still haven’t received a return phone call or an email.
Driving up to the place I could tell the place was neglected around the outside. The kayak that was advertised wasn’t for the Tennessee River it was for a small pond out in the middle of a cow pasture. No river access. No dock. Very poorly run place.
The room was stunning and so was the view
