Excellent location, staff, amenities and breakfast!
Pros:

Professional but very personable front desk staff (upgrade to the same room we stayed last week was so smooth) and massage machine in the room is excellent.

Cons:

Also breakfast has so many varieties. We are going to Kyoto for few days but because of this hotel’s great experience we changed our hotel to Daiwa in Kyoto as well.

Stay was good. Room size was fine.
Pros:

Convenient. Next to JR and express bus station

Cons:

Staff English ability was limited. Car park location is difficult to find. I circled three times to find the car park that’s actually behind the hotel. Lack of indication in English makes it difficult to locate.

Incompetent front desk and disappointing experience
Cons:

This is more or less what you can expect here:

1. No one greets you at the front desk, and your own greeting will be met with silence.
2. You don't receive any explanation whatsoever about your stay or the hotel facilities, in Japanese or any other language. (The Japanese guests next to me did receive a proper explanation, so I just listened to that while my receptionist was furiously battling with my passport.)
3. You are forced to complete your check-in using a nearby machine, whose only purpose seems to be printing out one or two pieces of paper.
4. You find someone's hair in the bed and on a "clean" towel.
5. When heading to bed, you realize there is a huge karaoke billboard shining brightly right into your window. The curtains fail to block its light completely. The soundproofing also leaves a lot to be desired. I knew this was a busy area, so I booked a better room hoping for a quieter environment; instead, I just got a massage chair (which wasn't bad, admittedly).
6. The breakfast is fine.
7. Check-out is fast since you just use the machine again. (This time, there were finally front desk staff members who had been taught basic manners.)

3/10, mostly because of the really unpleasant interaction with the incompetent front desk staff during check-in.
