Cleaning needs more checked for price, and when asked about breakfast member of staff said it was sold out should provide for all not just some
Shelly is brilliant the location and on site parking is fantastic.
I would like Location
-Shelly is the person that makes this place. She couldn’t be more accommodating and helpful. She let me park up as soon as I arrived and gave me my room key so I had it ready for 3pm
-Room and bed were comfortable and clean. Windows opened. Separate bedroom, toilet, shower & sitting area.
-I like the honesty bar idea plus free water
-Parking is great
-Use of a fridge in dining room is helpful
-was quiet at night
I didn’t use TV or have breakfast so can’t comment on those
These are not complaints but worth knowing.
-Remember Scarborough is hilly. If you are not mobile this is not the location for you unless you can afford taxis.
-there is deprivation in the area which brings social problems. I arrived to 3 police cars & 6 officers arresting someone outside the hotel and I was having a drink outside another hotel a few doors down when someone was very sick in the road.
- room 6 is on the 2nd floor. Nice & spacious but lots of stairs. I discovered a leak in the window of the sitting area which Shelly addressed straight away. Also I couldn’t lock the door but Shelly could with her key so probably me. - I saw a previous comment somewhere about the shower. It is v slow to drain & the showerhead could use a scrub. Forgot to mention on leaving as I’m sure Shelly would resolve. Also soap needs topping up & loo seat tightening.

Hotel was lovely overlooking the sea. Clean and comfortable room.
The only thing I did not like and maybe I should have said something but didn't as I was only there for a night and I couldn't be bothered and I went to Costa in the morning. The kettle was disgusting and full of limescale. If they read this then please clean it or replace it.
Excellent sea view bedroom. Glorious sea views as can be scene in photo. Very comfortable extra large King size bed. Very quiet and relaxing.
There is nothing to dislike about the Phoenix Court guest house.

Staff were friendly and there was parking.
Located within walking distance of attractions and was perfect for outdoor theatre. Rooms were clean and tidy.
Plenty of tea and coffee.

Great location and if you are lucky you will get a panoramic sea view from a large room.
There is a comfortable lounge on the ground floor with a bar where you pay cash into a box for refrigerated alcohol or soft drinks. Bottled water is free.
WIFI & TV reception was excellent.
The staff were friendly.
The room was clean, as were the bed linen & towels.
Tea & Coffee plus Border's biscuits were provided in the room.
The beds were comfortable.

Room 20 - Avoid if possible!!
It's a Small Attic room, 4 floors up, (no lift).
so if you are not fit you will struggle!
Inside, there is one roof angled window overlooking the rooves of buildings at the back of the hotel. That window opens 6 inches so there is no airflow (it was 32 degree heat).
Thank god I brought a fan as the hotel doesn't provide one: "People steal them".
The decor is dated and needs a refurb, there are no plug sockets by the bedside cabinets and one of the two by the kettle is broken, there is also a leak in the bathroom from the shower tray.and no handle on the door.
When I asked for another room I was told there were no others and the reason I was allocated that one was because it was the cheapest on Booking.com.
I booked it four months prior and it was the ONLY room offered to me.
If it was accurately described or pictured, we have would have gone elsewhere.
It was cleverly described with minimal information and cost £80 a night without Breakfast!
So be careful before you commit to booking.
