Mixed: property generally looks clean and relaxing but several issues noted — playground had cigarette butts and the pool showed visible algae on tiles.
Service
9.8
Mixed but overall positive: staff were described as friendly and accommodating, though there were serious coordination failures at check-in and confusion over the booking and room allocation; manager later negotiated a partial resolution.
Location
9.8
Mostly positive: quiet and relaxing setting with beach access, but the path to the beach had overgrown grass and thorns making access uncomfortable; entrance lacked a security guard which affected perceived safety.
Room Quality
9.7
Generally good: the villa offered appropriate sleeping arrangements when correctly allocated, but booking/room assignment confusion created inconvenience.
Amenities
8
Below expectation in places: playground and pool cleanliness issues (algae in pool, dirty playground with cigarette butts) and overall limited visible staff presence affected amenity experience.
Value for Money
8
Negative impact: unexpected additional charge (initially ₱6,000, later reduced to ₱5,000) and booking description confusion reduced perceived value despite an otherwise pleasant setting.
Food and Beverage
9
Standard quality for this hotel tier
Overall Experience
9.7
Balanced: stay was quiet and relaxing with friendly staff, but marred by maintenance issues, cleanliness problems in certain amenities, booking coordination failures and security concerns.

A 4-day, 3-night stay in a quiet and clean-looking property with friendly staff, but affected by poor maintenance, lack
Pros:

The property looks clean, quiet, and relaxing. The staff were friendly and accommodating, which made the stay more pleasant.

Cons:

The property is not fully developed yet. There were a lot of thorns and overgrown grass on the way to the beach, making access uncomfortable. The playground was not clean, and there were many cigarette butts in the sand, which is concerning, especially for kids.

The swimming pool was also not clean, with visible algae on the sides of the tiles.

We experienced several inconveniences upon arrival. The staff were not aware of our booking and did not know which room we were assigned to. We booked through Booking.com, where the listing description stated the unit had 5 beds. The staff initially placed us in a villa with 1 queen bed and an attic with 3 single beds, which we accepted and already settled into. However, after bringing all our belongings inside, another staff member informed us that this was not the correct booking.

We were then told that our reservation only included 1 queen bed and were asked to pay an additional ₱6,000 on top of the ₱17,000+ we had already paid. This was very frustrating, as the listing description clearly caused confusion. It showed poor coordination between the property and the booking platform.

Before settling the remaining balance, I asked the manager (Beth) if a discount could be given due to these inconveniences. Initially, she explained the additional ₱6,000 charge by saying it was only ₱1,500 per extra per night, but when computed, there was no actual discount applied. After discussing it further, she agreed to reduce it slightly to ₱5,000. She also mentioned that out of the ₱17,000 we paid, they would only receive ₱13,000, which should not be the guest’s concern. As paying guests, we expect comfort and proper service, regardless of the property’s internal costs or earnings.

Additionally, the entrance gate had no security guard, so it felt like anyone could enter the property, which made us feel unsafe. There also seemed to be very few staff available overall.
