Beautiful and elegant, very peaceful guesthouse just out of town so a vehicle is required. Lovely champagne breakfasts on the verandah each morning.
Wonderful! definitely recommend and would stay again! The pool was lovely, it was very pretty and private. The room was perfect size, clean, air conditioned and a huge bathroom - very luxurious style rooms.
Besides the gardener we hardly saw any staff and service was a little slow for breakfast, if you could find someone,
The place is absolutely stunning with beautiful gardens. I was staying with my husband and by son so we had booked a room that had a sofa bed in the lounge and our bedroom was upstairs.
For Our stay in Cape Town we used Air BnB’s and for Franschhoek we wanted a hotel stay so finding affordable suitable accommodation for 3 adults this place matched what we needed.
The room was a great size and the main bedroom bed was really comfortable. The furnishings are a little tired and need updating but the place was spotless. It is equipped with a TV but it wasn’t connected to anything despite a channel list indicating it had digital channels. I couldn’t find someone to ask in the evening and we only wanted it for a football fix while we played cards so it wasn’t a deal breaker.
This is a guest house not a hotel so it is truly a bed and breakfast so don’t expect 24/7 reception and bars . This is what we loved about it was quiet and homely.
The main attraction is the pool and gardens, you can comfortably stay all day there, the loungers were so comfortable and you won’t get tired of the surroundings.
The staff and the owners were so welcoming and helpful, even attended to a small scratch on my hire car .
A stunning setting for a few days relaxation. The team were very friendly, welcoming - particularly the morning team who remembered what I liked for breakfast each morning. All in all, a very pleasant experience. Franschhoek was a beautiful place to spend a short break and enjoy the wineries.
I didn’t have a car so I had to walk into Franschhoek each day which was a bit much when it was hot. Uber was readily available if needed.
The flooring in the main section of house, was dangerously lit, very dark in the day with no lighting. As a visitor who was not
used to the different levels it proved unsafe. Particularly because the house manager on duty had this habit of constantly turning out the lights in the sittingroom. I therefore took a massive tumble flying across the floor in the dark unaware of the difference in floor levels. I landed on my knees and hands. I hurt my wrist and badly bruised a knee. The cleaner for our room did not replenish the breakfast tray. She left used tea bags on the tray.
Lovely property with nice staff serving breakfast. The breakfast was very good, and had everything we needed. The gardens were beautifully presented, with a nice pool and sun loungers with towels supplied. It's a 20 min walk into town, which we did not do at night, but there are some lovely restaurants when you get to the centre of town.
It's over priced for the room we had, which was disappointing. I had booked a garden view room but we ended up with the car park view. The room was extremely dark even during the day. There's a leak in the shower which caused the floor to be slippery right at the doorway of the bathroom.
The most extraordinary thing about our stay is that on our first night we were the only ones in the hotel with no staff. Of all my years of travel I have never had that experience before. For many people that would be extremely concerning from a security and well-being perspective.
It's perceived to be a five star hotel, but unfortunately it's definitely not the case.
Breakfast choice was amazing even though only 2 rooms were occupied. The Manor House is charming, spotlessly clean with added touches of fresh flowers in the rooms. Hidden away just outside the town, the peaceful location feels completely isolated yet is only minutes from Franschhoek. The gardens and grounds are immaculate, all the staff were really friendly and helpful. Our stay couldn’t have been better. We’ll definitely return, for longer next time
There was nothing to fault
Tranquility. Pool and gardens. Attentive and friendly staff.
Minor maintenance issues: some blinds in room should be replaced. When taking a shower, water leaks to the floor and outside the bathroom.
We arrived to be greeted by a nice but untrained but helpful guy who took our details and we were shown to a dreadful back of the house dark room. We thought for over £300 a night that it was going to be a terrible experience. Because the hotel was empty this guy rang his boss in Thailand and we managed to get a nice room. The gardens and pool area are excellent and the breakfast good and plentiful.
The day staff were very nice. All in all a good experience. We gather they are selling the property and so have made cutbacks.

Perfect B&B with very friendly staff, lovely gardens and terrace, great breakfasts and a warm welcome.
Just a couple of things to feed back on which I hope the owners find constructive. I felt the stained carpet in the communal lounge let the beautifully appointed house down. Tea and coffee making arrangements in our room would benefit from a dedicated table and electric sockets. Hair conditioner in the bathroom would have been helpful. Grass around the pool was probably due a cutting.

No personal interaction at all. Felt unwelcome. Tv didn’t work and we were unable to receive any help. Most unsatisfactory.
Absolutely stunning building and gorgeous grounds in a great location.
Beware of first impressions. This is NOT a 5* establishment. It is being allowed to deteriorate. There appears to be no management. Doors are broken, tiles cracked, lawns un mowed, paths uneven. Staff rarely seen other to meet and greet and provide breakfast. Pool towels scarce and unreplenished. No tissues in the empty box in the bathroom. The cleaner said they had none! Ditto hair conditioner, other usual bathroom supplies. Even no soap in the second bathroom. I could go on! My suspicions began when on arrival I noticed that the carpet in the reception area was badly stained.
The location, the staff & the main pool
We felt like we were in a 1990’s time warp. The room was dark dismal and certainly not the ‘delux’ room it was listed as. The TV didn’t work and was held up on the wall with a bit of wood. The fridge was noisy and stuck in the middle of the room and the towel rail was hanging off the wall and there was constant noise from the secrity gate outside.
The management were rude & sacastic. When we asked to move to the room which was still being advertised on booking.com (and pay the difference) we were told what did we expect as we had booked the cheapest ‘delux’ room. They refused to move us but did offer to refund us. We felt we had no choice but to stay as we would have had to wait, trusting that the refund would come, and pay again for another hotel - and the staff were lovely. In hindsight this was a mistake.
We had been advised that there was a problem with a bees nest by the pool but were reassured that the stings weren’t bad - which was true. When I was stung I fortunately had antihistamines with me which helped. That coupled with the faint but intrusive smell of manure in some parts of the pool area diminished even its key attribute. The second smaller pool wasn’t usuable as it was full of leaves. I had some business emails to send and and as there was no desk in the room, the only other place was the guest lounge - but the incessant loud elevator style music and darkness of the room (presumably so guests didn’t notice the stains on the carpets) made it impossible.
I understand from others that this used to be a great hotel under the previous owners and it is such a shame that the current owners seem to have lost interest, or lack the knowledge and/or management skill to make this an enjoyable place to stay. There are so many wonderful other options in Franschhoek, sadly this year we got it wrong.
Peaceful location, beautiful gardens and pool area and the room was big and spacious and comfortable with everything you need for a part self catering stay.
More could have been made of the outdoor space, i.e drinks/ snack service.
This Guesthouse was by far the best accommodation that I have experienced in over 10 trips to South Africa. The accommodation exceeded all my expectations. The staff were excellent, the breakfasts superb and interior, gardens and pool were delightful. I would recommend this to anyone wanting to stay in Franschhoek or the surrounding areas.

Perfect location! Walking distance from restaurants, shops. Stylish hotel, clean rooms in a wonderful environment. Huge bathroom which I really liked. Our room overlooked the back garden, which provided us privacy. Loved the breakfast and the calm and quite atmosphere during our stay (7 days). Very helpful and kind staff.
