Our stay had some positives, particularly that the beds were comfortable and we managed to get some rest once things eventually quietened down after 3am.

Unfortunately, there were several issues that affected our experience. There is only one bathroom for the whole property, which made the morning very difficult with everyone waiting to use it. We also had to ask for toilet rolls before bed, which should ideally have already been provided.

There was quite a lot of noise throughout the night, with people coming in and out of the property between around 11pm and 1am, followed by loud noise from the room upstairs until around 3am. In addition, our room had a noticeable smell of animals or pets, which wasn't very pleasant.

Overall, while the beds were comfortable, the lack of bathroom facilities, noise during the night, and condition of the room meant our stay wasn't as relaxing as we had hoped.

Another positive they do offer breakfast which is already in your room. However as it was not far from Fosse Park we had breakfast at Fosse Park.

A few suggestions for communication improvements:
1. Signage on the front of the house - when i arrived I didnt know along with other guests whether it was the correct site.
2. Although I was sent a text for the room number, on arrival I had no info on the code for the lock box, luckily Luke opened the door on time.
3. The key to my room did not have a number either (if my phone had died and I could not read my message then at least Luke would know which room I was allocated)

Room suggestions:
1. A stool at the table stand would be good for guests to work as standing up and having breakfast is uncomfortable
2. The bed is very very uncomfortable and overall I did not have quality sleep. Decent mattresses would be worth the investment and make the whole experience so much more relaxing
3. A bottle of water ( can even pay extra ) as filling up from the sink is not everyone's preference.

However overall, I would definitely book this place again.

I was not told you could not get extra milk from the kitchen, as there was not enough in the room for tea, coffee, and cereals.
I was not given the key code for the outside box and had to be let in by the person in room 5

Breakfast was not full English as described.
Resident dogs barked throughout the night.

No TV in the room, but to be fair it wasn't listed as having a TV, we had missed that on the description. The bathroom wasn't as listed , a private bathroom it was shared by everyone, this made it difficult to time our showers in the morning, the bathroom was dirty as was the kitchen .

The door locks were a bit difficult.

Everything,the location is just opsit green and wuer park.The house itself is very clean, comfortable with clear rules for the guests.

1. no communication with owner/s - 2 mobile numbers given on booking com webpage = not available - switched off - I arrived about 9 pm - for a very long journey, with a dog - motel dog friendly - first what struck me was the lack of info how to get inside (no email, no text) knocking the door - nobody came to see it, then one other guest came back from the city - and he called to the owner (for 3d number), so I had somewhere to sleep
2. another guest - a woman with a cat - was extremely rude, shouted at me and my dog (the dog was barking because: 3)
3. there were 2 rottweilers or similar closed in the front garden (in some kind of open space with metal bars (for protection?) that were extremely loud and barked for me - it was scary!
4. the toilet is separately (for sharing with other guests - modern, but no toilet paper - so unless you got one yourself, you are kind of stuck
5. HEALTH HAZARD!! -In the description the owner offers breakfast - everything is in the room, which is ok, only the jam had mold (it was so old and smelly) - photos attached, the marmalade - in the second jar it was used - not by me, because I didn't want to risk it
6. next day (stayed there for 2 nights) - there came a guy (not an owner, the manager?) whose understanding the language was not precisely correct - first of all he wanted me to call the owner, because he had some problems about my stay (he was angry? or something? because he claimed I called him the other night - wasn`t I, it was the other guest who tried to help me - when I was waiting (knowing nothing if I can get in or not) I wrote to Booking.com to ask for assistance and help to get the key to the door (as mentioned - the other guest helped me and sort out the issue) - he got the email and got stressed/angry
7. I asked the "manager" to replace the jam for the fresh one - he said he would - took the old, molded one and never came back-no jam dear guests!
