The location was in a quiet neighborhood with good restaurants and shops within walking distance. We did upgrade to a larger room for our 5 night stay. Their restaurant, Terra Mae was exceptional. Our stay was made much more comfortable by the excellent service of the manager, Alex and at the restaurant by Aspen.
Spa time is an extra expense for hotel guests. However, the bath tub in the room was super nice and spa-like with mineral rich water as hot as you like.

The amenities. It should be cheaper for hotel guests, though. The room layout was very cool and clean. The spa was amazing, and everyone was respectful.
Parking. Literally none. On the first night, we drove around for 40-plus minutes and ended up walking 4 blocks to the hotel with our bags in the rain.
Everything about the hotel itself was excellent. The staff was attentive. The rooms were state-of-the-art. The spa was amazing. The hotel restaurant, Terra Mae, was fantastic. There was very little that was problematic.
Parking was atrocious and essentially non-existent. There was no place to park temporarily to unload our luggage. We had to park on a city street (in a VERY questionable neighborhood; see below), three blocks away. We learned, later, that there is a parking garage under construction beneath the hotel, and that it would be ready in September. This gives us reason to re-visit -- after September -- as this was a major issue initially and very frustrating.
The neighborhood around the hotel had a dubious nature, where I wouldn't necessarily feel safe walking the streets at night. At one point, a very crazy person was walking down the middle of the street, shouting expletives at anyone who looked at him. The homeless problem in Portland is quite bad. HOWEVER, there are many surrounding restaurants on Alberta Street that were excellent, particularly Petite Provence Boulangerie & Patisserie, where we had breakfast one day.

The spa/mineral pools are amazing. Particularly the silent pools. In one overnight I spent 6 hours in the pools. The room was lovely. Fun to be in such a thoughtfully designed building. And the spa…

Cozy rooms, wonderful neighborhood, customer service was great, spa was divine, Alberta St Coffee Shop was AMAZING (Will went above and beyond for us), lots of walkable shops and delicious food nearby. We will absolutely be back.
