There is no on-site parking available at this hotel. Chargeable off-site parking is available at Castle Terrace NCP (EH1 2EW), a 10-minute walk away from the hotel. Charged at £36 and discounted at 50% for Premier Inn guests during their stay. Guests need to bring their parking ticket to reception in order to be validated and receive this discount, this is done on departure from the car park.

By car: Princes Street is not accessible by car so we advise that you park at the Castle Terrace Car Park (Postcode EH1 2EW). This car park is situated just off Lothian Road (A700). Drive into Edinburgh on the A702, continuing onto the A700 and Castle Terrace is a right hand turn when heading towards the city. On foot: From Castle Terrace turn right onto Lothian Road and then right again onto Princes Street. The hotel is situated in the block just after the junction with South Charlotte Street. The front entrance into the hotel is between Starbucks and New Look. Take the lift to the 2nd floor and this will bring you up to the Reception area.
Great location on Princes Street with a lot of shops, restaurants and cafe nearby. A short walk from the airport tram stop. We arrived early and they looked after our bags, the reception staff asked for a charity donation at this time in a very nice way. When we left our bags at the end of our stay the girl said we needed to donate to leave our bags!
The rooms were big and bright, but draughty by the windows and the heating was poor, kept going off. There was a hole in the ceiling possibly from a water leak. A lot of dust in corners. Shower over the bath but the shower door was rigid making it difficult to get in and out.
After check in went down to order and pay for breakfast. The receptionist took forever to set it up and then when we went to breakfast they didn’t have our names on the list so had to ho back to reception.
Absolutely awful experience. After my initial booking, I received an email to say there were renovations so the bar and restaurant were closed. Although it was inconvenient, we decided to keep the booking.
When I got to the room, it was directly over where the renovation work was happening. I asked to move room to be told there was nothing available, to pack my belongings and try later to see if there was another room available. Maryam also said the noise was everywhere, even on the 4th floor. She said there was nothing she could do, and gave me the customer care number
When I called them, they were surprised that I'd been given their number, as they only dealt with complaints after check out. But they did advise me to stay in the room, until another became available.
I went to reception to update them, and explained I wanted to get everything settled before my partner arrived, as he wasn't as polite as I was. Maryam asked if I was threatening her, as she was fed up of being threatened that day! I tried to explain that it wasn't a threat, in fact, I was trying to make the situation better.
I wasted a full day trying to rectify this. That room was not fit to be used. I was up and down to reception at least 4 times, and had to call customer care, who couldn't help either.
I'll never stay there again.
Back to locally owned boutique hotels from now on, even if they're a little farther from the theatre.

first do not get this mixed up with the one in Rose street we have stayed in a lot of hotels both here in the UK and a board. This one is one of the best all round one the staff with out exception were all out standing from the hotel manager to the staff help full the rooms bright and clean if in fact you can find better good luck to the hotel manager thank you for the pillows the yorkshire people
Hotel was ideal for solo traveller. Room was big enough and very good nights sleep. Bar and lobby area very good too for a budget chain. Only problem was length of queue and waiting time to check in. Far too long.
Stephania the receptionist was very helpful, nothing was too much trouble, thank you. The blind in my room didn't work so I could not open the window. Other than that a great stay.
Our 2nd stay at this hotel whilst visiting family, the location is great and you’re close to everything but just out of the hustle and bustle of the city. We were well informed of the closure of the restaurant during our stay and it was fine.. no big deal! The staff were all very friendly and always spoke and asked if we were ok. The hotel was very warm and comfortable and we had everything we needed during our stay and we will certainly stay again
My wife and I have stayed here in 2023, 2024 (x2 times) 2025 and shall be returning in January 2026, which just goes to prove how much we like this hotel
It is perfect for our needs, easy to get to and the staff are all brilliant.

We really enjoyed our stay and would highly recommend this hotel. The location was excellent and very convenient. The staff were very good and extremely helpful, which made our stay even more pleasant.
The complimentary teas, coffees and pastries in the morning were a fantastic touch and such a lovely idea. Our bedroom was spacious, comfortable and very clean, with excellent tea and coffee making facilities. Everything throughout the hotel was spotless and very well maintained.
There were just a couple of small areas that could be slightly improved. For two people staying for two nights, we only had one towel each, so it would have been nice to have additional towels such as a bath towel, a smaller towel for hair, and a hand towel for washing hands.
The shower itself was fabulous with really lovely water pressure, however as it was over the bath, the step down when coming out felt a little awkward and might be slightly challenging for some guests, particularly older visitors.
Overall, this was a very comfortable and enjoyable stay and we would happily return again.
We came to stay at the premier inn in Edinburgh on 20-22 Nov 2025. We booked two rooms, and when we each got to our room we found that neither of them were very clean, hairs in the bath and sink, and what looked like toothpaste on the bathroom floor. We complained about this to the front desk the morning after our first night and the man said that we can’t prove that the mess was not from us already, and that we should have said something the night before. His tone was very accusatory, and not remotely apologetic for the lack of cleanliness. We asked him to please make sure the room was cleaned during the day, and he made a note of this. We arrived back to the hotel on Friday night and found that our room had still not been cleaned. No fresh towels, breakfast crumbs on the bed, bathroom floor still stained and rubbish not cleared away. We spoke to the lady at the front desk, who was more apologetic, but there was no attempt to compensate for the poor state of our rooms
We were wanting a weekend away to Edinburgh for the Xmas markets but all the hotel prices were sky high except this which was cheaper (I think maybe due to the restaurant being closed for renovations!) however in the reception area they had a coffee machine, tea bags, water, fruit and pastries complimentary and a takeaway box to put the pastries in
We asked for a quiet room and were placed right next to the lift so thought great we ain’t sleeping tonight (we never heard a peep all night!) it was quiet as a mouse and we couldn’t hear the lift or anything going up and down either and had a lovely view from the room over to forth road bridge/seeing the planes coming in and the hills and also the bed was very comfy!
There was a food and drink vending machine downstairs too if you needed it, there is a cupboard to store your luggage in reception!
The reception area was very small but clean (don’t know if it’s bigger when the restaurant reopens as part of it was boarded up!)
We would use this premier inn again
The arrival greeting was good with explanations for arrangements our stay. The room was really good a great size, comfortable bed,good bathroom, nice view, nice environment.
Close by was St James shopping covered centre with a great choice of shops and further down York Place was a cinema complex. With a choke of places to eat. The tram stop is close by which cost us £5 each to ride all day, making it easy to get to various parts of this great city.
Room was amazing, exceeded expectations for a Premier Inn. Perfect location, clean and Amazon view. Highly recommend book a Premier inn plus - morning view of the castle just perfect
This Premier Inn is perfectly situated. Great as a base to explore the city. The room was spacious and with an amazing view of Edinburgh Castle. The attached restaurant served a delicious breakfast daily - worth paying to have that included and it set us up for the day!
My only area of dissatisfaction would be the cleanliness of the bathroom which wasn’t great. Definitely an area to be improved on. A good dose of bleach and mould and mildew remover would have worked a treat!
Overall a wonderful stay - would recommend.
Absolutely fine for a solo traveler and especially considering the usual hotel room prices in Edinburgh nowadays. Cosy room which had the basic facilities. Was a pleasant surprise to see the presence of a bar, and complimentary hot drinks in the lobby area. Excellent location within 2 minutes walk of the EICC and Haymarket Station, and 10 minutes from the historic centre
Paid £400 for premier plus, room was poor, towel rail hanging off, skirting boards in bathroom brown and poor quality, made to put a donation into great ormand street charity before they would look after our bags on last day (don’t mind giving to charity but should be my choice) staff not great, when you ask for a bottle of water which you get with premier plus your then told tap water is ok to drink! Maybe the case but you get bottled water for premier plus, next time will go to an air b&b for price or somewhere else, worst premier in we have stayed at, waiting for premier inn complaints to come back to us (still haven’t after 5 days which they said they would) Was offered to move rooms day before we left but seemed pointless!
I should start by saying that I've stayed in many Premier Inns. The family rooms are great for us (2 adults + 2 kids.) This hotel is in a great location for getting around (tram from the airport and you can walk everywhere.)
I knew the restaurant/bar area was closed for refurbishment (until mid December 2025) so that was annoying but not a problem.
Where I do feel that the stay was not good value for money was the state of the room (it badly needs renovating - see photos) and the service (one day, at 9.30 as we were heading out, we asked for someone to come clean the room, but they didn't come (we got back at 4pm.))
Next time I'd stay somewhere else (psst, there's a Holiday Inn just down the road.)

Really good city centre hotel. The rooms we had were amazing - looked right across to the castle and were very spacious. would definitely stay here again if we come back to Edinburgh

My partner and I had a wonderful stay here over Halloween weekend! The room was cleverly compact and very comfortable. We were so impressed with the staff’s friendly and warm hospitality, they were incredibly accommodating to requests and queries and helped us to store our luggage before our train. A special mention to Marley who went the extra mile and always had a bright smile throughout the duration of our stay. What a great hub!
