Tutto perfetto
Pros:

Stayed 10 nights last year, and 6 this trip. Quickly became our home away from home
Pros:

A very convenient location for a variety of shopping; endless eating choices within 10 minutes; lots of bus and train options within minutes; the Kamo river is a block away- with interesting bird life, and creating a feeling of spaciousness; our room was good sized, and the staff were excellent. Great free laundry facilities, fridge/ freezer and cooking facilities. This is our second stay here, and already thinking about a return.

Pros:

Location!! Right next to Gion, on the river, and even when continuing south towards Osaka it turned out that the local station was a stop for the Osaka train. 😀
Also the staff were super kind and considerate
