Great staff but certain areas need addressing.
Rooms were spacious, clean, and serviced daily, and the reception staff were consistently pleasant and helpful.
The location isn’t central, but everything is within a 15–20 minute moped ride, so still manageable. The pool area was clean and pool towels were available daily.
However, there were several disappointments. One of the pools (under refurb till 1st April) was out of order during our stay, which significantly limited shaded seating—only a handful of beds were usable. There is also no shower facility by the pool, and basic pool etiquette didn’t seem to be encouraged. Guests were getting straight in without rinsing off, and even entering the pool in flip flops, which really shouldn’t need saying.
We stayed on the 3rd floor and regularly experienced the smell of cigarette smoke, which was unpleasant and difficult to ignore. It would be helpful if this was better managed, particularly in what is otherwise a clean indoor environment.
The biggest issue was the gym. While the equipment itself worked, the overall cleanliness and standards were lacking. There was no visible sanitiser for wiping down machines, and no guidance on appropriate use. Guests were exercising in bikinis and flip flops, and even running barefoot on the treadmill. A simple sign encouraging correct attire and hygiene would make a big difference.
Overall, while there are positives, the lack of attention to basic cleanliness, etiquette, and facility management lets the property down.

The hotel has two nice pools and a fridge with beer available by the reception. Staff were friendly and helpful throughout our stay. Breakfast was fairly basic and a mixed bag overall, but the fresh omelettes and noodle soup prepared by the staff were a plus.
Our room was located toward the back of the property, next to a very loud KTV bar until about 11pm. This is inconvenient if you plan to go to bed early for a busy day, although the noise does not last much longer than that. What bothered us most was a noticeable smell coming from the bathroom drains.
Lovely hotel with two pools in a quiet part of chiang mai. The hotel and staff were lovely and we really enjoyed our stay. The room we had was very big with a terrace overlooking the pool. Room was basic but big and clean and we mainly used it as a base anyway. The location has lots of little restaurants, bars and shops (7-11 basically next door) but it was a bit out of the way of the main square. However taxis were very cheap and quick to arrive so this wasn’t an issue for us, and we were happy to compromise to have the two pools. Didn’t try the breakfast as wasn’t included in our room but we did get various drinks/snacks and these were well priced. The staff were very helpful and friendly, we were able to book local excursions through them which was handy.
A very relaxing stay in this little gem of a place in Chiang Mai. Two pools, one for the sun lovers, and one shaded with plants for the book readers. Recommended a local place to eat HT Thai - a typical street food outlet, a meal for 3 with water for less than the price of 1 beer in the UK. Staff at Opium are very helpful and friendly.

We had a wonderful stay! The room was spacious and thoughtfully designed with a nice layout that segmented each area perfectly. It featured a fully equipped kitchen, two comfortable bedrooms each with their own ensuite bathroom, a cozy living room, and a large balcony that gave us plenty of space to relax. The decor was tasteful and made the place feel very welcoming. The location was also easy to find and very convenient. Overall, a great experience — highly recommended!
Lots of cafes nearby and huge rooms
The breakfast was good every morning a few different choices. The staff are extremely pleasant and helpful. The room was large with a fridge and microwave. It’s about a 20 minute walk to the old town. The street the Opium is one has everything you need for your stay.
Really good value for money, staff we're lovely. Especially Nat on the front desk he was so helpful and professional and went the extra mile for us. Rooms really neat and clean, pool lovely, lots of info for trips out available too. About 10 mins from centre , can easily get a cab! Great stay thank you guys!
This is a great spot, a little way out of town but within striking distance via Tuk Tuk! We are a family of four and took two rooms. The rooms are fairly basic, however the staff keep them clean and everything worked fine. The hotel reception team are amazing, especially the young guy at the desk. He was so helpful.
Small pool, but lovely for a dip after walking in the thai heat!
This lovely quiet little spot was perfect for a few days stop over on our travels. Staff were absolutely fantastic & spoke very good English so there was no language barrier at all. The rooms were large & had everything we needed. Such great value for money - we will definitely be back again :)
Do not go by booking.com reviews. When we arrived at the property, we noticed the pool to be a murky green color- can't even see in it. So gross- It was 105 degrees when we were there and a pool to cool off in - it a must. It is also not near anything - very far from old town. Our room- on my- such a disappointment. I was excited to have a kitchen to cook in a little. You can not cook in this kitchen. There is nothing to cook with 1 plate, 1 fork, 1 spoon. There are 2 towels in the whole unit. The photos make it look very nice but the apartment is as bad as the pool. The pool faces the parking lot and so did our room. We found another place to stay in old and checked out with in minutes of arriving. Sad to loose the money but I was not up to the description or photos. Booking.com- is not accurate for this property.
Really enjoyed our time here! Our room was spotless, very spacious, with a very modern bathroom, and we had everything we needed. You are around 25-30 minute walk from the centre, however there are so many lovely restaurants, cafes and bars along the way, we loved walking there! We extended by 2 nights, and had to move rooms, but the staff were so kind and ensured it was as smooth as possible. Great hotel :)
Great place to stay - really friendly and helpful staff. The pool was lovely and nice and cold just what we needed. The rooms were nice and cool and large and clean. It is an incredibly good price. The gym was well equipped also. And good location.
A very pleasant place to stay. Not too far from the shops and restaurants. Walking distance to the old town. Totally recommend it. Great value for money. Wonderful helpful and courteous staff that helped with making restaurant bookings, massage bookings and taxis.
Great hostel/service appartement. Kind and helpful staff also family friendly place. Stayed in an appartement, kitchen, microwave, fridge available. Very clean and good location with private parking, will visit again when in Chiang Mai.

Front desk staff are extremely helpful. The room was clean and there were many places within walking distance. Catching cabs to other places was very convenient
I found this property amazing for the value. I felt our hotel had all the amenities I needed - option for breakfast, swimming pool, A/C, bedsheets (this I found interesting as many hotels in Chiang Mai had "no bedsheets provided" in their description), options for massages and airport transport. The hot water was readily available and the A/C worked very well. The place was very clean. The people at reception including the owner were all very friendly and helpful. We ran into an issue of our hot water tank not heating up and the issue was fixed quickly. Being picked up from the airport was helpful and the owner gave us useful tips of nearby eating along the drive, along with knowing where the nearest 7-11 was. The hotel also offered tours with comparable pricing to other tour options and websites. I would have loved to be able to have extended my check out time as I had a late flight but was unable to. However it was still very helpful that I could leave as much of my luggage as I needed with them so I could still enjoy the day in Chiang Mai without worrying about my luggage.
