Friendly staff, very clean and comfortable room, good breakfast and a good location, left our luggage with them before our booking in time, and found that they had put it in our room when we were returned, excellent service

Absolutely beautiful building with lots of historical maintained. Had a cosy double room (still very spacious though) located with views from the back of the hotel (as per photos uploaded). Breakfast was superb - choices for everyone - cereals, continental, hot buffet food and made to order hot food. About a 20minute walk to the Royal Mile area.

Mooi klassiek interieur. Erg vriendelijk personeel. Voor sommige zaken doet men een beroep op het naastliggende hotel (vb. Snacks in de bar) Maar liep allemaal vlot.

The location of the hotel was just what I was looking for. Tram stop, shops and river walk are all within a 10-15 minute walk, plus it is located in a quiet road. All staff are friendly and helpful, particularly those working on the reception desk who always asked about our day and helped us out with finding locations of coach pick ups for trips without being asked. Room was cleaned everyday with fresh towels and top ups of toilet roll, tea bags and milk. I thought it was great to have a fridge in our family room with chilled water, again filled up everyday. There was a good choice at the breakfast buffet, plus you could request other items from the menu. Despite being a busy summer time, breakfast time felt a quiet and calm place to sit with lovely views. Their sister hotel, just down the road, is worth a visit for their Snoozy Boozy Lunch offer which includes 3 courses and two glasses of wine each for £44. I felt this was reasonable. The food was delicious and the service was very good.
We booked a family accessible room as this was the only option left which would provide us with separate beds. The room was a very good size. However as someone who lives with a disabled person, I know the bath is too high for someone with a disability to step over. There is a grab rail. However the screws need tightening a little as it moved when I used it, which made me feel unsteady. It would also be helpful to include an additional grab rail at the end of the bath as well which would make it easier and closer to get hold of. Although the bins are emptied daily, a pedal bin with a lid for the bathroom could be considered. It was good to find there was a heated towel rail in the bathroom. However a hook behind the bathroom door would be good to hang those very large towels on when they are damp.
The room was clean and comfortable, the property was nicely decorated.
There were workmen outside on scaffolding early, before we checked out, meaning we had to close the blinds , I was conscious they could see in, also I thought the breakfast was quite poor, the choice of hot buffet wasn’t very good, and I didn’t particularly think it was cooked very well

Beautiful property! Staff was available at the front desk 24 hours - all super friendly and helpful. There was a cozy library that also had a bar available all hours of the day & night! Breakfast was available for a separate fee. Walking distance to center of Edinburgh. Would definitely stay again - I wish we had found it earlier in our trip!
