Room had everything you need, breakfast was really good with a large variety of (mostly Japanese/Asian) food. 10 minutes walk to Shinjuku station. (People who say in their reviews that the room is small: yes, that's true from a non-Japanese perspective, but it is normal size for a not very expensive hotelroom in a large Japanese city. Bringing large suitcases is just not such a good idea if you book these kind of hotelrooms).
The bathroom was not really clean when we arrived. The toothpaste (?) of the previous guest was stuck on the door and the shower curtain had several stains. We knew the neighbourhood, so no surprise for us, but beware that it is a bit rough.
decent location
couldn't swing a cat in the room - they're absolutely tiny. we also had blood on our bed sheets, thankfully the staff replaced but the receptionist asked for a photo before replacing, as if i'd lie about that.

我揸車Check in, 未落行李,先去Check in。
The staff were nice and understanding, it was all clean and they gave new towels and other things almost every day
The room was a bit small but perfect for one person
Lage und Erreichbarkeit 10/10
Location only is good
Staff were lazy to work and they were not smiling at all. Bad experience :(
