★☆☆☆☆ A Gross Misrepresentation of the Property Being Sold
This was one of the worst accommodation experiences I have had, and I cannot understand how this property continues to market itself as a premium establishment.
The problems began before I had even entered the property. It took approximately five minutes to gain access because the gate would not open, and when I phoned the number displayed on the website it connected to the wrong number. Not exactly the welcome one expects.
What followed was even worse.
The property is in an appalling state of repair. There is visible mould, extensive damp, deteriorating finishes, water damage, peeling paint, broken and neglected fixtures, poor housekeeping and an overall lack of basic maintenance. This is not a matter of a property showing its age. It is a property that has been neglected.
The shower drain was blocked, causing the shower to flood. The room itself felt unhygienic, with dirt and mould evident throughout. There is simply no excuse for this. Even if a property cannot immediately afford major renovations, there is no justification for allowing paying guests to stay in rooms with visible mould, damp and poor standards of cleanliness.
Breakfast offered no respite. Instead, it was accompanied by relentless drilling, excavation and heavy construction noise, making any attempt at a peaceful morning impossible. At no point was this communicated before arrival.
The most disappointing discovery came during my stay., when I read the TripAdvisor reviews and saw management responses from Loaranne in November 2025 acknowledging many of these exact issues and assuring guests that improvements were underway.
I visited in July 2026.
The property is, to all appearances, in substantially the same condition.
That means prospective guests are not looking at isolated complaints. They are looking at problems that management has known about for at least eight months yet continues to market around. That is deeply disappointing and, in my view, a serious misrepresentation of the experience guests can realistically expect.
I have attached photographs because I believe future guests deserve to make their own assessment. They show the mould, damp, deteriorating finishes and general condition of the property exactly as I found them.
Had I read the previous reviews before booking, I would never have stayed here. That was my mistake.

I would not recommend this property under any circumstances until it undergoes a comprehensive refurbishment and can honestly deliver the standard it advertises.
Zwembad warm en proper. Wegens winterseizoen was er geen buffet maar we mochten à la carte kiezen voor ontbijt, niets was teveel. Diner in restaurant uitstekend, aanrader. Personeel hyper vriendelijk.
Kamer kinderen was iets minder. Deur badkamer kon niet toe wegens breuk. En 's nachts schoten de badkamer lichten aan en af... condensatie? Kinderen minder goed geslapen. Ik was ook bang dat de glazen deur het ging begeven. Geen ligstoelen aan verwarmd zwembad. Opfriswerken tijdens ons verblijf wegens winterseizoen.
Breakfast was very limited, but it was good food.
We actually only chose this hotel because it had a heated pool, which turned out to be not heated and room temp!
so at night, it was cold. this is not what we were planning at all.
We wanted a heated pool and the website advertised as a heated pool. we were very disappointed.
The bar never had any of my wine options, they were out of stock on 3 choices that i chose from the menu.
the roof in my bedroom was leaking so it was dripping all night and i never slept well..
the hair dryer in my room did not work! wet hair to bed! very disappointing
Stepping in and out for a quick early afternoon meet 'n greet, I was treated to the most. While staff were on training the chef personally attended to my plate - a great honour as they delivered. Sadly the place had been run down but the owners are working on it at a rapid pace. They could pay closer attention to detail as to welcoming and departure as one had to run up and down to open a gate upon exit. Food was most excellent, wine short of DALLA CIA and I respect the vision of the new owners to hold the vision of it's founders Karine and Lloyd. I look forward to being welcomed back to write a more esteemed review.
We spent a wonderful weekend at Majeka House Boutique Hotel, where we were welcomed with genuine warmth by every member of the team. Tucked away in the heart of Stellenbosch, the hotel offers a charming setting for a truly serene escape.
The rooms are spacious and comfortable, with each offering its own unique sense of character.
We chose the venue to celebrate a milestone birthday, making the experience all the more special. Our visit to a local wine estate was a perfect way to round off our stay in the winelands. Overall, we had a truly delightful stay, thanks to the whole team, with special appreciation for Jennifer.
Priced for europe or UK. Poor value for money. Property and decoratikns outdated. Broken offee machine in room. Toilet on pedastal extremely small and uncomfortable.
The staff were great, location was good and breakfast was good.
We booked for Majeka House and were transferred to its sister hotel River Manor. Although we were promised a room upgrade for the inconvenience, we were lodged in a small, dark room looking over the parking lot. We were also given a free massage for the inconvenience and booked a second one so that we could have a couples massage. The therapist was late. Overall, the stay was definitely not worth R4k a night and we were very disappointed, particularly because it was a birthday surprise for my partner. Will not recommend

The sauna and spa facilities were decent, we enjoyed the pool although we thought there was also an outside pool for all guests as seen in some of the pictures, they haven't changed the decor which is still very different and I really like it.
We had booked for our first year anniversary which I had requested turndown champagne and flowers in the suite if possible, I had requested this twice, it was not done, our anniversary was not even mentioned. In the advertising there is a jacuzzi by the pool but that has been cemented over. The menu has changed from a tasting menu to an extremely basic dinner menu (beef, fish, lamb or Cauliflower) , we had to go out to restaurants because there was only one item my wife could eat. They have a beautiful bar but never a bar tender, if you ever wanted to order something you had to go to reception and request a bartender, same with service in the outside area, you had to constantly go to reception to request service of any kind. There were a couple of really good waiters, but the rest it felt like you ruined their day when you requested small things like ice. So our planned anniversary to just stay at the hotel and relax ended with us having to go into Stellenbosch and the surrounding wine farms to get any kind of quality meals/service.

We go there once a year when we visit our children that stays close to Mejeka. They allow the children to swim with us in the heated pool.
