Nice and warm bright reception rooms Good breakfast. Easy walk in to Southwold
Our room no2 was ok but not great. The beds were hard and a little uncomfortable. The shower room was large and well maintained but the radiator was noisy and the hot tap was broken and shot out hot water everywhere. The boiler was located outside the window. This interrupted our sleep.
Very friendly and clean. Breakfast was lovely.
Room 9 was very spacious with a king sized bed and a sofa bed. The bathroom has a bath with a decent shower over it. It was spotlessly clean and tidy. We were on the top floor, so it was peaceful and we didn't hear any noise from the pub below. The full English breakfast was small but delicious. The location was great. It is a couple of minutes drive into Southwold. There was plenty of space to park in the free carpark. We really enjoyed our 2 night stay.
The bathroom in room 9 is down 3 steps, which wasn't a problem for us, but might be difficult for people with mobility problems. We liked everything.
Breakfast was exceptional and so lovely that it wasn't a buffet. The room was immaculate.

Nice breakfast and food in restsurant was of a good standard.. Outside area was well kept and attractive. Staff were attentive.
Number of steps up to the room , no lift. . For some this would be a real problem.
Lack of safety catch on window which meant it kept blowing open so had to shut it, also windows were dirty and hadcobwebs and dead flies.
