Categories

Cleanliness
7
Mixed reports: several guests describe rooms as clean, but there are repeated specific issues (dusty remote, dirty window lock, old/tired unit-bath fittings, and one report of saturated carpet after a leak). Overall cleanliness is acceptable but inconsistent.
Service
8.5
Generally praised: staff described as friendly and helpful (carrying luggage, 24h reception). One negative incident (guest asked to take out trash) lowers perfection but overall service is a clear positive.
Location
9
Consistently highlighted as a strength: very close to Kita-Shinagawa/Shinagawa transfer station, with konbini, supermarket and restaurants nearby; convenient for trains and airport transfers.
Room Quality
6.8
Mixed: comfortable beds and adequate space for short stays, but many mention small/dated rooms, heavy comforter without separate sheet, semi-basement rooms and lack of elevator — not ideal for long stays.
Amenities
7.5
Useful in-room amenities noted (microwave, phone charger, electric stove), but kitchen facilities lack pots/utensils and there is no breakfast/lobby service; amenities are practical but basic.
Value for Money
8.2
Seen as good value for short stays or transit stops: price-quality balance is positive given location and basic conveniences, though room size/age limit long-stay appeal.
Food and Beverage
6.5
No on-site F&B or breakfast service; however many nearby restaurants and izakaya make dining convenient. Score reflects absence of hotel F&B options.
Overall Experience
7.3
Overall a convenient, quiet and friendly hotel suited to short stops or transit stays: clean and practical with good location, but limited by small/dated rooms, occasional cleanliness issues and minimal services.
