easy to find, in heart of docklands, great views, comfortable bedding and spacious living area.

On checking in b/w 8-9pm we were still met by very friendly and helpful night staff who assisted by providing keys & walked us to our building.

Loved to view of yarra river from all living area's, kitchen, dining, lounge areas and balcony.

Location and room size/layout were great, cleanliness and state of the room, absolutely terrible

The actual room for size was great, very spacious and the location is fantastic, that's where the positives end..

Cons:

This is the second time we've stayed in this building but the first time with ACD Apartments. The previous apartment through a different company was tired and in need of maintenance but at least it was clean...

The room was filthy, the microwave was full of food splashes from previous tenants, chewing gum stuck on the wall, a dirty sock under the coffee table in the lounge, a rusty aged bbq on the balcony full to the brim with cigarette butts, dust balls full of hair every where. The ensuite bathroom mirror was covered in toothpaste spatters when we arrived,

The ensuite shower leaked into the bathroom so we had to create a 'floodwall' of towels, one of the single beds in the twin room was damaged and missing a leg in the corner so it rocked every time my son got into it, we found the missing leg chucked into the bedroom cupboard later.

There was a half eaten container of Ben and Jerrys ice cream in the freezer. Behind the washing machine in the laundry was a graveyard of empty washing sachets, dust balls and dirt.

The front desk for ACD a few doors down was always unattended during the stated opening hours so we had to call the 'out of hours' number to get someone to help, and it like felt we were bothering them for service.

The laminate floor next to the kitchen had got wet at some point in the past and had swollen up and bubble creating a tripping hazard.

The day after we checked in I visited the ACD office (which was actually attended for once) and asked the staff lady if the room had actually been cleaned, she said yes but if it was dirty she could send in a cleaning crew the next day to clean it, we declined as we don't like people going into our room when we're not there, that why we booked an apartment not a hotel room.

We were made to full most welcome due to a previous disgusting night somewhere else.
Pros:

The location, view and room were excellent. Due to a previous night in a disgusting air b&b in a different part of the city. The host we met was sympathetic and they went out of their way and upgraded us free of charge due to our bad experience. Which we really appreciated. Will definately come back and stay here next time.

Cons:

I did find something that the maintenance team might want to look at in the master bedroom. We stayed in room 808 if wondering which room we were in. The basin tap will need to have the allen key grub tightened up as it was able to slip off and if not careful the towel rail was able to come out of the wall. Apart from that it was excellent as I'd mentioned earlier.
