Breakfast was not included. Location was fine
The first night I had a very noisy person above me, walking heavily above me every few minutes while I was trying to sleep from about 10:30PM on and eventually I had to call reception around 12:15AM who said they would deal with it. It took almost another hour before things really settled down.
The bed was comfortable. That's about it.
Dirty, musty smell in the room. No face tissue. No coffee maker. For $200 a night, I expected a lot more.

Very few entry points. Had to walk more than halfway around the facility, past numerous locked doors, to gain entry.

Sound travels from other rooms with very little resistance, and neighbors across the hall were passionately vocal.

More comfortable furnishings/chairs
Great location. Even with the road work and closures it was easy to get to, and the staff are super friendly and helpful (I only met the front desk staff). I also like that the rooms have hardwood floors, and the beds are comfortable (for hotel beds), and the appliances mostly worked. The grounds were maintained nicely for the circumstances (there was a little trash in the parking lot, but they also have other businesses in there so I can't fault them 100%). Also liked the dog waste stations too!
Couple things: I think cleanliness is a big problem within the hotel. One of the hallways smelt, and I did see some water dripping from the ceiling in the hall, but it was hot so I figured it was AC condensation. We had two working outlets in the room that weren't already in use, and the lights by the bed didn't work. We were also given a cracked ice bucket, which I think shows how many things are overlooked. But the biggest thing to me was that I was traveling for a dog show, and the floors of the room were filthy. It appears someone only used a Swiffer to clean the floor, and those cleaning solutions leave a sticky film and residue that was all over our shoes and my dogs' paws and coats. It also appears to be a product my dogs are sensitive to, as two of them had runny, red eyes all weekend. I also had to regroom them (not something my dogs need) before every show because they were so filmy from the floor cleaners. When my puppy had an accident in the room and I went to clean it, I pulled up nothing but black dirt from the floor. The one time I walked on the floor barefoot, my feet were also black. I also have to rewash my dogs' travel beds because they're so sticky. Also almost broke my neck in the bathtub, as once the water was running you could feel the leftover soap that hadn't been cleaned properly. Also fun for my 67-year-old mother to deal with, too.
