Everything was fantastic except for the A/C compressor noise
Pros:

Breakfast was just "ok" (eggs were very dry) but really I don't have high expectations for the eggs. All told the breakfast, which was included, was just fine. Coffee was available all day. The neighborhood was great !! Found a nice local restaurant to eat dinner and great boutique shopping for my wife.

Cons:

Really, the only thing I didn't like was the A/C unit noise all night. It groaned and was loud. That part was not good and was the only thing that I could find fault with (unfortunately sleep is a pretty important part of a hotel stay).

Overall highly recommended. Just get a room higher up if possible to avoid noise

We had a great time exploring Portsmouth and going to the New Hampshire Film Festival!
Pros:

The location was perfect; we were able to walk everywhere we needed to go. The room was comfortable and our view on the fifth floor was very nice (even saw a "sundog" and beautiful clouds the first day we checked in!).

Cons:

The lobby coffee was good and the breakfasts were fine but we would have liked a faster toaster and less crowded area to get to the food and seasonings, etc.

Excellent hotel in a pretty town, good facilities but expensive parking
Pros:

Great room, very clean and modern. Great staff and good eating area for breakfast. Liked the cookies in the afternoon. Very helpful staff.

Outside of the breakfast, this is a wonderful hotel in an excellent location.
Pros:

The room was very nice, modern, and roomy. Plenty of space for 2 people. The staff were wonderful (special shout-out to Natasha at the front desk and Ralph at the valet.). You couldn’t ask for a better location in downtown Portsmouth - you basically can walk everywhere from the hotel (including over the bridge into Maine!)

Cons:

For such an upscale Hampton, the breakfast was subpar (I’ve had better breakfasts at Hamptons that were <$100/night). Our first morning there wasn’t even any protein (there was biscuits and gravy but the gravy had little to no meat). The scrambled eggs were dry and clumpy.
