Great hotel with breakfast included, washing machine, and small kitchen!
Pros:

Excellent! Twin Room with Extra Bed was large enough for 4 small children and 2 adults. Our room unexpectedly had a combined washing machine and dryer! Also the small kitchen had an induction cooker and we could borrow a frying pan, plates, etc for no charge to cook some of our own meals!

Nice area. Only 5min walk from the station. A short bus ride from the lovely Kasai Rinkai Park.

Breakfast was great! We ate way too much each day. Some of the food items rotated each day which added some variety.

Cons:

The Tozai Line trains were full almost every time we rode which we didn't experience on other train lines.

Gute Lage zum fairen Preis
Pros:

Praktisch eingerichtetes Zimmer mit eigener Waschmaschine im Zimmer, klein wie eigentlich überall in Tokio, aber alles relativ neu eingerichtet, schick und sauber. Frühstück ist nicht besonders abwechslungsreich aber völlig ok, Kaffee free rund um die Uhr prima. Die Lage ist auch gut, 5 Minuten zur U-Bahn von da 20 Minuten zur Tokyo Station. Direkt gegenüber ein FamilyMart, Seven Eleven um die Ecke, jede Menge kleine Kneipen am Bahnhof, für 4 Tage Tokio ideal.

Cons:

Der Lüfter im Bad geht nie aus und brummt die ganze Nacht im Hintergrund, das ist bisschen anstrengend, wenn man geräuschsensibel ist.

Gem of a hotel, worth every penny! Rooms are comfy, staff is nice and decent amenities.
Pros:

Location is fantastic. Always love staying in this area because of accessibility, food, and shopping locations. Everything is walkable, and it's not as chaotic as other locations in Tokyo. Stayed at a single room this time, and it was big enough for me. There was enough space to open a mid-sized suitcase by the hallway, but others might find the room on the small side. But then again, it's rare to find big rooms in Japan. The bed was comfy, the lighting good, and the bathroom kept spotless. Cleaning is done every 2-3 days unless you request it. Staff are friendly and super helpful. Some staff can speak English well. The check-in was a bit weird for me. I was told to wait until after 3 PM by this one guy (so I just waited). Meanwhile, other guests (who had arrived shortly after me) were already being processed for check-in the moment they arrived, even though it was still before 3 PM. I had to go back to the front desk and speak to a different staff member who immediately processed my check-in without any fuss. That was just odd.

Cons:

Aside from that minor inconsistency during check-in, my stay was good. Stayed for a total of 6 nights here this time around. Even though the breakfast was repetitive (I already knew that from a previous stay), I kind of like it. Most hotels would not even provide breakfast at all for this price.
