Location and staff were helpful
Patches of filler on the walls, room was boiling and couldn’t open the window as it was broken and wouldn’t stay up, even when I propped inner window up the outer windows had security tags on despite being an upstairs room so wouldn’t open more than an inch or two

Room we were allocated hadn’t been cleaned had to be moved to another room and was so hot and could only open a small window
Very noisy as in main road. Hot room with one window to open 4” that was wedged open with half a tree log!
As above. Couldn’t close curtains properly as both windows had curtains that were hanging off the rails with broken fittings. Sunshine blazing through already hot room!
Breakfast was very basic. For £315 for 2 nights, this was poor and expected a better class of property.
booking in great, bed clean and comfortable, bathroom enormous and clean.
Sink in bathroom drained at a very slow rate. Only powdered coffee in room. Birthday party right outside our downstairs suite then clearing up afterwards - noise ceased just gone 11. The cooked breakfast was only just warm, tomatoes were cold. When we arrived at breakfast yogurt empty, likewise fruit bowl. I asked politely for replenishment - took over 10 minutes. Perculated coffee - no fresh coffee ? For £178 for 1 night sorry do not think this was value for money.
Decor of bar and lounge were nice, receptionist was friendly and helpful
Bed creaked with every movement, there were loud plumbing noises through the night every few minutes leading to very limited sleep.
The breakfast was nice and served quick.
Unpleasant smell on the bathroom. Very noisy plumbing. Whenever somone in any of the surrounding rooms flished the toilet the plumbing would make loud horrible nosies which meant I didnt get much sleep. The bed was very small. And the room was very hot.

There were ants crawling all over the dressing table and tea tray. There was an extremely loud macerator in the bathroom that made an horrendous noise every time you flushed the toilet, turned on the tap and it went off every few minutes you were in the shower. Unfortunately would not stay again
The hotel was lovely: there was a very nice entry, lounge, bar and dinning area. I enjoyed the deck overlooking the garden. The room was large with good light nice views of the river and the town beyond. The road wasn't too busy or noisy. The hotel's location on the other side of the river from the town suited me as a base from which to explore Lincolnshire and my family's history. It was near (by car) to the Church of St Mary and St Nicolas and the Ayscoughfee Hall with it's beautiful gardens and museum. I enjoyed having dinner at the Moorings restaurant a few hundred meters along the river from the hotel.

Parking is a tad limited and property had old fashioned charm but was a little tired in places (eg furniture).

Nice approach along river passing a pub just 2 mins before on the river with balconys outside. .on arrival easy to pull in on free carpark .periodic features throughout, stylish cosy lounge and bar. Lovley outside rear seating area in garden varied levels. Rooms periodic and well styled with large window . Fan .iron etc in cuboard, great size wooden bed.. Good selection of drinks at bar and very good breakfast choice. Walk out by river to hall and park or over bridge to center of spalding in 5 mins.
Could do with umbrellas for seating outside or more shaded areas. Typical iron stain on carpet and mark by careless guest on furniture.Otherwise very good standard and clean.
