Location is great no matter what you want in Chiang Mai. Easy access to markets, Ping River, night bazar, old town, restaurants and street food etc etc

I actually ended up staying here for 5 nights in total. The room is well sized, but the real reason I chose this place is because of the swimming pool. It's refreshing and clean. There is an outdoor shower and are also shared toilets nearby. The staff were very friendly and welcoming, though not all of them speak English equally well. Location was good enough for me, it's a bit more out of the center, but easily accessible with Grab/Bolt motorbike taxis or some times also by foot.
The first 4 nights were fine, but on my final night, I spotted a rat/mouse in my room and a bit later a cockroach. Luckily the person behind the reception at that time speaks English well and they sprayed my room. There weren't other rooms available and it was getting late when this happened, so I stayed in this room. There weren't any compensations given. They said they would check and spray the other rooms the following days too, but it was my planned final night, so I don't know if they did and what the situation is now. I would score the place higher (a 7 or an 8) if it wasn't for this situation. If I would be ensured this problem is fixed, I would stay here again and recommend it to others.
Breakfast was included in the price for me, but was pretty basic, so I wouldn't go out of my way to book that. The sink in my room had a problem, which was fixed when I notified the staff. They ask to put a sign to clean the room before 15.00, but don't always check for hanging signs in the afternoon, so be sure to already do it in the morning. The bed wasn't so comfortable, but that has been the case in more places in Thailand for me

incredibly good value. the pool was lovely. the bed was comfy and the pillows were great. for a double bed you get 4 pillows. 2 harder thicker pillows and 2 thinner squishy pillows. i really liked the pillows! they do daily cleaning if you would like it, also 2 bottles of water along with that which was great. wifi was good as was the aircon. affordable laundry service close by which gets delivered to lobby. would stay again!

The receptionist were very nice and accommodating. The room was very cozy. Near the popular places.
