We booked the King Suite on the second floor; our first time visiting Charleston for a five night stay. .The Inn was walking distance to some of the places we wanted to explore, and to the four restaurants we had made reservations for dinner. Their parking lot was convenient, a brief 3-minute walk from the Inn. We were impressed by the variety of quality breakfast choices provided, different every morning, and their yogurt reminded me of the kind served in the Nordic countries, creamy, light, and fresh-tasting. Everyone on staff was naturally cordial and most welcoming.
I liked the close proximity to eating and shops. The parking is a bit of a mess. I recommend paying for valet. The room's outside sitting area is not clean. The bathroom was updated and clean. The bed not too hard or soft. We loved the old charm the hotel had.
We wanted a little privacy well sitting outside our room, however, the outside space was dirty and had no chairs.
The location was key.
It's a little antiquated. For example, no electrical outlets to plug in a computer and work outside.

The bathroom in the room we had (214) was very nice and obviously a fairly new renovation. The condition of the room overall was that of one that is well kept with investment for the long term. Very nice!
The breakfast was not at a level I would expect for a downtown Charleston hotel. We had a better breakfast at the Holiday Inn express in Camden, SC the night before. The pre-made omelet's were a great example of this. Also, a Kuerig in the room is pretty much standard for all hotels in this day and age.

1) Hotel failed to notify us of the massive construction project and noise opposite the hotel until a day before arrival. Fortunately workers weren't working during our stay, but not warning us at booking was DECEPTIVE. There was a white sound machine in our room so obviously management is aware of the problem.
2) No coffee set up in the room. This is standard even in lower price chain hotels.
3) Bathroom design makes it impossible to turn on and adjust shower without standing inside, risking freezing or scalding. Bathroom floor gets soaked.
4) Bathroom has handicap bar out of reach, and slippery floor.
5) Bathroom doesn't have a single towel bar! Just a few hooks. No place to dry a towel or wash cloth, so you are forced to get new towels every day and waste water/laundry.
Less critical but extremely disappointing: parking is an inconvenient walk from hotel, and overall the hotel exterior and common areas are tired-looking. Staff is hit-or-miss with breakfast staff very friendly and helpful, desk/managers less so.
In summary, a disgracefully overpriced hotel for inadequate and even hazardous facilities.
