Very comfortable, economical, well located, friendly but not truly a “resort” experience
Pros:

The front desk staff was very friendly and helpful. The location was very good. Mattress was better than expected and room was spacious. Loved having a private balcony. It was extremely quiet while I was there in September - hardly saw another person so plenty of parking

Cons:

The property overall is a little dated and tired inside and out. The indoor hot tub was not in operation. I had a small coffee maker in my room, which was great but only had decaf in the room and no sugar, creamer, etc. The room I had either didn’t have operational heat or it hasn’t yet been turned on for the season. I got by fine the second night. The first night I needed to sleep in extra layers. I reported it, but was told it was probably just slow, but several hours later when I woke up, still not on. It wasn’t a problem for me since I need the exercise and didn’t have a lot to carry since it was just me & only 2 nights, but I was on 3rd floor and no elevator, so something for others who might be expecting that to be aware of

I don’t recommend staying at this hotel.
Pros:

The location was good and the front desk staff were very helpful and friendly.
Pools both indoor and outdoor were nice.

Cons:

The property was in bad repair. The room was very old and worn out. The shower had a big space / hole between the faucet spout and water ran into it. The sink and toilet were both slow to drain and bubbled up while try to drain. The breakfast was awful.

Best Family Value
Pros:

This hotel is our favorite when staying in Kennebunkport. It is casual and family friendly. The Admiral's Table is so convenient for just a hamburger or a full lobster bake meal. The outdoor hot tub is so relaxing.

The pool, hot tub and bar area were fantastic.

Cons:

It appears very outdated and needs a good cleaning. Cobwebs all over the place. It had zero curb appeal, landscaping and flowers with some signs and decor would be nice.

Additionally, I ordered 2 hot dogs they were the skinniest hot dogs I have ever seen. The value for $12 was ludicrous. The mudslides were good but the food seems severely overpriced for the value.

Good deal for a resort to stay with kids.
Pros:

The facilities are older & lacked some of the comfort and ease that most hotels or newer facilities might have but the location and pools were a bonus for traveling with kids.

Cons:

Was a little disappointed the hot tub and exercise room were both not in use during our stay.

Pros:

rooms were nice and good hot shower, minimal breakfast offered was nice.

Cons:

Hallways were pretty dirty, needed vacuuming and building was old and needed some updates for sure.

Quiet gem
Pros:

The property was in a wonderful location where we were in a quiet area, but minutes away from town. I like the opportunity to be able to go to the outside Bar and Restaurant.

Disappointing “Resort”
Pros:

The room was ready on time.

Cons:

Property is shabby and not maintained. Broken ice machines, hot tub. And the room was not either- a/c loud with filter that was clogged by a thick blanket of dust. Mini fridges’s freezer wasn’t usable because it was solid frost. Pressed to run credit card for housekeeping tip in advance was a mistake.

Pros:

Property has a good central location for everything and staff was super nice and accommodating.

Cons:

The hotel balcony’s hadn’t been cleaned in a while and the inside was fairly dirty including a dirty shower and dead bugs.

Cons:

Room was a bit dirty when we checked in and freezer needed to be defrosted but staff came up right away.
The breakfast was very disappointing. Not very many offerrings.
