The staff were all very friendly and helpful. The location was perfect for the Playhouse Theatre and near Waverly Train Station. The hotel was a little gem. Exceptional value for the price.

Great location, lovely staff, room was very clean and comfortable and had a fantastic view, bar downstairs and thoughtful inclusions like a travel adaptor in the room.

We absolutely loved our stay at 28 York Place. The staff were incredibly helpful, friendly, and genuinely sincere, making us feel welcome from the moment we arrived. Our room was adorable, spotlessly clean, comfortable, and felt surprisingly posh. The location was perfect—we were within easy walking distance of almost everything we wanted to see, making it an ideal base for exploring Edinburgh. We would happily stay here again and highly recommend it to others.
Honestly, there wasn't anything we didn't like. We had a wonderful stay and would definitely choose 28 York Place again.

Hard pillow, no air con and windows don’t open making room room very hot.
Food door had a giant gap and all extra l light goes into the room during the whole night
