Pros:

The property is superb. It’s a beautiful hotel with modern features including a lift. Breakfast up on level 3 was one of the best hotel breakfasts I’ve experienced.

Well worth the stay.
Pros:

It was only a few minutes walk to great bars and restaurants. The staff were very welcoming and the breakfast was good. They also offered a shuttle bus to Pittulongu.

Nice staff. Good facilities and breakfast. A little jammed for triple room and air conditioner was disappointing.

Cons:

The air conditioner worked but was controlled by front desk? Low volume and kept it at 74. A bit hot for American tourists.

Fine Facilities, Weak Check-in Staff
Pros:

The location was convenient to access restaurants and shops. The room was quiet and very comfortable. The breakfast was plentiful.

Cons:

After being in many hotels throughout Sardegna, I was surprised that the check-in staff was not as friendly and available as what I had experienced in other similar hotels. Perhaps it was a very busy day? Perhaps some staff did not show up for work? I do not know...but guest interactions leave lasting impressions!

La posizione del hotel è centrale. La cordialità e professionalità delle receptionist è impeccabile.

Per essere un hotel di 4 stelle e per aver pagato la stanza 200€ a notte (x3 notti)mi aspettavo un po’ più di comfort. Il bagno è senza finestra e senza una ventola. Aria condizionata bloccata a 22 gradi fissi, qualche problema con gli asciugamani e soprattutto all’arrivo non ci è stata offerta nemmeno una bottiglia d’acqua.

Would recommend hotel to anyone while visiting Olbia.
Pros:

Location was central to the main shopping and restaurant area- 3 short blocks away but totally quiet. Breakfast buffet was excellent with wide range of options. Many, many types of croissants, breads, granolas, fruit and fruit salad, 2 types of eggs, cheeses, hams. Italian coffee machine with all choices Americano, cappuccino, espresso, latte, etc. The spa area was included in the price of my room because it was located in the Wellness part of the hotel. Outdoor hot tub, huge indoor jacuzzi pool with wonderful different jets, large sauna, super steam room, several types of shower to enjoy, indoor and outdoor lounges for napping. ☺️

Cons:

Very small maintenance issues - safe malfunctioning - easily corrected, shower head in bathroom could not be adjusted for taller person (me) but could be handheld. Inside door lock was
broken but door was locked by main card controller.

Unwelcoming and lacks polish
Pros:

Location convenient for buses to beaches.
Air con in room worked well.
Clean. Good quality towels.
Comfortable bed.
Good shower.
Breakfast, some good things: the yoghurt, granola, fruit, freshly made scrambled eggs, frittata.
Water refill provision.
Cleaning team and breakfast crew all pleasant.

Cons:

Very unwelcoming member of staff at check-in, and from observation this was their manner with everyone.
Error with booking on the part of the hotel was initially dismissed with brusque attitude. Only resolved due to our determination, and finally a more pleasant staff member intervening a few hours later, but could and should have been avoided.
This aside, the business would benefit from focusing on the details.
There was generally a lack of customer service - no help offered such as a city map, information, checking how stay (of several nights) was progressing.
The so-called gym was full of suitcases.
Wardrobe space too short for dresses to hang correctly.
No furniture supplied for balcony; had to drag the sole chair provided (for two people!) from the room onto the balcony then back again, very awkward.
Breakfast: some things substandard  - coffee from machine was weak and hardly lukewarm (so we preferred to walk to a cafe in Piazza Matteoti for a properly prepared espresso macchiato), and the croissants (cornettos) on offer were unpleasantly doughy.
Not sure what differentiates a hotel from a B&B, but compared to other hotels we stayed in on Sardinia, this felt more like a B&B. There seemed to be a lot of airline crew staying there, so perhaps more geared to short business-type stays.
