Tired in places but there are serious efforts with new decorations and carpets. The breakfast was fine but had run out of several items on the menu.
Not much to like. Towels were good.
No hot water on one day and had to have a cold shower. Poor complaints management. Breakfast poor. Everyone was complaining about everything. Two women complained that their bedroom door didn't lock properly
Recent renovations have really made this a perfect place to stay at its price.

We managed to get one of the six parking spots by the hotel.
There was no indication the kitchen/restaurant was closed during our stay, This meant we ad to walk to a different hotel for our evening meal, not a good result for 2 people who have difficulty walking.
The shower was difficult to operate and get the correct temperature, not helped as taps were the wrong way round, cold to left, hot to right.
Just returned from a 2 night stay. Hotel is quite dated and in need of a refurb. Our room was a bit dingy, however the bedding and towels were clean. We did both sleep very well but wouldn't return. You can book breakfast which is priced at £10pp, which to be fair was very reasonable, it was ok although we didn't bother on our 2nd morning. The bar was busy both nights with other friendly residents. Great location if you're looking to get into Edinburgh, train station 2 minute's away and bus stop literally over the road.
I complained about the room.In its present state it shouldn’t be let out. Shower room was disgusting asked a member of staff if we could be moved.Told no rooms were available.Offered to take £30 off the bill which I rejected.Told him room we were in wasn’t fit for purpose.The following day was told £65 would be taken off the bill which I agreed to. Again I told the member of staff the room wasn’t fit for purpose his explanation was the new owners were concentrating on the kitchen first and new the rooms needed refurbished. I did not use the breakfast facilities explaining to the member of staff if the kitchen was as filthy as the room why would I.While I was settling the bill another guest appeared and basically told a member of staff her room was disgusting.
The other guest told us there was never any one around to complain too.

No advance warning of the restaurant being closed, heated towel rail in bathroom constantly on with now way to run it off. Bathroom too small, shower head sprayed in all direction needs replacing, tap to wash hand basin too big water splashed over sink bowl. No information about the bar or WiFi access, tv only worked on a few channels. Smell of the Chinese restaurant below in corridor and room.

couldn’t open bedroom window as indian takeaway directly opposite. car parking advertised as available but only 5 spaces for 20 odd rooms- alternative parking on street but all nearby streets had time limits so a real treck to residential area and long way to carry bags. restaurant closed for refurbishment and being turned into a nepali/indian theme- not sure that fits inside a hotel. hotel generally tired.

Very small room and we were told we would have to pay for breakfast as we had booked through booking.com and they needed to retrieve their commission.
The location, parking ( 5 bays ), staff were excellent as was the breakfast (£10pp extra when we went and worth it ).
Not so much a didn't like , the room was very basic but that is reflected in the price
Friendly staff, room was fine but basic. I've stayed there before and it's fine - if you want a really posh, up-market, super-duper hotel, you need to go elsewhere.
A pity they couldn't provide an early breakfast - not even a continental (cereal and toast/roll/bread).

after a exhausting day walking around golf course in the heat was looking forward to just chilling watching football on TV
