Passable because of the bed and room warmth.
Pros:

I went to have breakfast in the restaurant BUT no one came to take my order. I waited to be picked up and had all my meals out.

Cons:

My room was not serviced given that I only slept there and returned late at night.
I was extremely upset as no one came to replace towels in the bathroom!
The room was warm and the bed was extremely comfortable. The Wi-fi and TV did not work after a staff member came to help. The biggest issue was using the key to open my room. Each night it took me a few minutes to use my room key. Very frustrating.

The shower pressure was good

Cons:

Noisy pub very loud undesirable patrons did not turn music off untull 1am floor vibrated was loud patrons screamed outside should warned when booking or on arrival duvet and linen stain poorquality carpet will not be back

Very noisy bar music and people until late! Both nights, not great to have accommodation right over a bar

It was located close to Owae Marae where the kaupapa for the week taking place.

Cons:

There were issues with the key to the room and being locked out. This was sorted out the first time but it happened again and the staff felt a bit dismissive of the issue.
The room and facilities were not clean. Stains and unhygienic feeling bathroom.
Didn’t even sleep in the sheets of the bed. It was too off putting given the standard of cleanliness of everything else.
The noise from the pub below really travels through into the room too.

Do not stay here on Karaoke night. It was like 20 drunk people were screaming in our room. You will not sleep.
