The bed linen was clean. The first concierge was lovely. And they have a very talented photographer – because in the photos online the rooms looked fine.
The hotel is under construction with only one lift available and the concierge desk located on level 4.
I booked and reconfirmed (via email and Booking.com) a 2-bedroom apartment, but this was not provided.
The room I was shown:
Had a long hallway with a single bed placed in it
Included a strange couch setup with two more single beds behind it
Had a small kitchen resembling a repurposed office kitchen
Contained one bedroom, which led directly into the bathroom
Was not a true 2-bedroom apartment and did not match the listing
Alternative offered:
Two separate rooms instead of one apartment
Option 1: Adjacent rooms on level 1 (with warnings of severe road noise)
Option 2: Rooms on separate floors (not suitable for our needs)
Room condition and issues:
Windows were not double-glazed, and some were broken
One window was smashed and boarded up from inside
Significant draught made the room extremely cold
Extremely loud due to poor window insulation - Ear plugs offered (inadequate solution to the problem.)
Street noise felt as if sleeping outdoors
Late-night disturbances (karaoke, music)
Early morning noise (street activity and construction sounds)
Electrical concerns from sparking power point and aircon on extension cord.
Rooms appeared to be converted office spaces
Carpet tiles seemed old and worn
Cabinetry looked newly installed but damaged or second-hand - chips, dents, broken drawers, and poorly fitting for space
Bathroom was old and dated, with a newer shower screen installed. Mirror unusable due to height of installation.
Numerous unfinished details (paint splatters, poor finishing)
Appeared rushed and not properly cleaned
Appliances (aircon, kettle, microwave, fridge) shared insufficient outlets.
Mini bar cabinetry didn’t close properly.
Staff stated renovations were “almost complete.” I hope they were joking.
TLDR: Should have cancelled booking the moment I didn't get the room I booked. The experience went downhill from there.
The room was well presented, spacious and clean. The staff were extremely friendly and helpful and attended to every query or request we made. The location was perfect, a short walk across the bridge to adelaide oval, the train station and access to other transport was even closer. Most of the cultural and tourist attractions in the cbd were within walking distance or a free tram ride. There are many cafes, bars, pubs and fast food outlets, supermarkets. within a block of the hotel. Rundle mall is close by with all the brand retail stores , in short we did not need to leave the area to satisfy our immediate needs,
It was near to the city, that’s why I liked it.
I was surprised that there was no clear information provided in advance regarding the 200 AUD security deposit required at check-in. It would have been helpful if this had been communicated more clearly before arrival.
Unfortunately, I also experienced several issues during my stay that negatively affected my overall experience. After sleeping in the room, I developed several skin reactions and bite-like marks on my body that became swollen and irritated. I cannot say with certainty what caused them, but it made me feel very uncomfortable and concerned. I also felt that the bed linens and duvet did not seem sufficiently clean or hygienic.
In addition, the bathroom was extremely small, and the water pressure in the shower was very weak, making it less comfortable to use. The television in the room was also very small, and the hotel lacked a proper common area or lounge where guests could sit and relax.

The location! It is right above the Hindley St strip… meaning there was loud music, sirens and shouting until 5am- until the street sweepers started up. Very broken sleep!

There was no correspondence stating whole venue was under renovations.
Also wasn’t happy as a late night check in to have to give bank details for security deposit over the phone while standing in a busy street before I could gain access to building.

They are undergoing renovations and had some issues with the elevator not working during the stay. But the staff were great and made every effort to work with this to make the stay comfortable.

No mention of construction at the hotel when booking. Zero facilities, room not set properly (two single beds as requested) and we had to set and make our beds ourselves.
