We were on the 11th floor, we could hear music in the street below - but only Friday night and with earplugs we slept well.
Bigger pool area
We loved our stay at hotel van zandt and will stay here again next time we are in Austin. The hotel staff are all incredibly kind and attentive. The room was spacious and comfortable. Location was perfect for walking around downtown and along the river walk. Cute decor! Zero noise from the downtown construction during our stay. One more mention for the staff - major props for being so nice, thank you!

Not very impressed, expensive hotel without getting value for money.
No breakfast served, they redirected us into a cafe with the longest line ever, took forever to get your food and you had to pay for it.
I forgot my expensive headphones but they were not willing to send them back to me, they redirected me to a site that wanted me to pay twice the value of the headphones to get the shipped.
I would NEVER pay the same amount to stay in this hotel.
The location is great, restaurants and amenities are fantastic. Staff is very friendly.
A 70 dollar mandatory overnight valet fee seems high. Especially as self parking is not available and with two small kids, remote parking was not an option.
Don’t judge a book by its cover, rooms are small for what you pay. As someone else stated your reservation could be changed without your permission or input. For the size of the room they have a lot of stuff sitting around. Such as all the stuff they try to sell. You can get bottle water at the pool, front desk, but the water next to the coffee maker the charge $5 a bottle. If you like the humm of the elevator stay in the room I stayed in. Perking is secure but expensive.. beware if you pay for eairly checkin it does not guarantee you will get in before 4p.
I really wanted to like this place! The location is perfect for visiting the southern part of Austin. However, be aware that your reservations don’t mean a thing if they get a bigger fish hooked during your reservation dates! No pool. No live music. No sit down breakfast. No in-house dinner options.
And No Warning!! Everything cancelled at the last minute.

The van zandt valet team was such a vibe. Our friends had a scavenger hunt where we had to complete a bunch of tasks in Austin and Jonathan was so fun! It was great seeing him and his team be so helpful to our silly tasks
The pool looked nice, but wasn’t available to guests. Same with the restaurant.
Pool was closed; restaurant was closed for multiple days. Sold off to private events they don’t tell you about in advance. Beware. You might not get what’s advertised. Room decor is tired and dark.

Main restaurant was closed for the week and we only found out when we arrived. Our flight was delayed and there was no room service
The room, the service and the food were excellent but the experience was unfortunately spoiled by the fact that the hotel, beautiful and well situated, was filled with obnoxious frat kids. Though we were put on the top floor, we were awoken at 2am by kids screaming and partying and running into and out of rooms and this went on for at least a solid half hour. The staff was extremely apologetic the next day but we can’t get our night back.
stayed at Hotel Van Zandt from April 20–22 and, overall, had a pleasant experience with a few notable highlights—alongside one frustrating drawback.
Upon arrival, the valet process was smooth and efficient. The team handled our car promptly and assisted with our luggage, making for a seamless first impression. Mario from the valet team stood out for his kindness and professionalism. Valet pricing was around $60–65 per night with unlimited in-and-out access—admittedly expensive, but fairly standard these days.
Check-in was quick and hassle-free, and the room itself was clean, comfortable, and well-appointed. The hotel’s amenities were also well-maintained and added to an otherwise enjoyable stay.
However, the biggest downside was the breakfast experience. I booked the stay through American Express Travel, which included complimentary breakfast. Unfortunately, we were informed upon arrival that the hotel restaurant had been fully reserved for a private event for the entire duration of our stay. As a result, dining in the restaurant was not an option.
Instead, the only alternative offered was in-room dining. This was disappointing—not only because we prefer starting the day in a restaurant setting, but also because in-room dining came with an additional 24% service charge plus a delivery fee. Being effectively limited to eating breakfast in the room, with added costs, diminished what was supposed to be a perk of the booking.
While I understand that hotels host private events and conferences, it’s difficult to justify a situation where regular guests are completely excluded from a core amenity—especially one that was included as part of the reservation.
In summary, the stay itself was enjoyable thanks to the staff, cleanliness, and overall atmosphere, but the handling of the breakfast situation fell short and impacted the overall experience.

I do think Hotel Van Zandt is a very nice hotel in a lively area of Austin, but we did have a disappointing experience. Through American Express, we were guaranteed complimentary breakfast for two each morning, but were told after arrival that the restaurant had been booked by a visiting conference. The manager argued that we could have eaten from limited options in the little coffee shop or ordered room service. We had done both and found the choices very disappointing, so the next day left the hotel for breakfast a 15 minute walk away. I can understand a hotel catering to a business group but cannot understand how a hotel can choose to inconvenience prepaid guests in the process without warning. The restaurant where we assumed we would take breakfast was off limits to regular guests. We will choose larger hotels in the future.
