Ghetto accommodations, bugs, dirty, no coffee etc etc etc I would never recommend this place!

Room faces ocean, with a patio.

Cons:

We interacted with two staff members - one was very polite and friendly, and the other was so very rude. Fire alarm at 1am due to someone cooking in their room (you could smell the grease in the air) - so very weird. Hotel is very run down (probably wasn't in great shape to begin with), but room was also not clean - actual half inch of dirt in corners of bathroom and the room just smelled like urine.

We enjoyed our stay and already made reservations for next year.

The hotel was in a good location. It had the perfect view of the fireworks. The staff were really friendly and made you feel at home.

The location and balcony overlooking the ocean were great. The staff was super friendly and welcoming.

Cons:

The bathroom could have been cleaner. It was VERY small and you could tell that the mirror and walls around the sink had not been cleaned recently.

The beds were clean and comfortable.

Cons:

The balcony door didn’t have a screen and the glass door’s lock was broken.
The room reeked of marijuana (not the hotel’s fault, but it sucked). It was so strong it stuck to you after you were out of the room.
The parking was an extra charge, so be aware of that when you go to stay. Add $25 per day per car. And the spots are so narrow you’ll have to access your driver’s seat through your trunk if you’re at all overweight. FYI. Thank god my guy is slender. Haha

A gem
Pros:

This place is a gem. One of a kind. It was more like a AirB&B. It felt like i was family. They even served a continental breakfast which I have never had before in the 7 years we have been going to Hampton Beach. The only downfall was size of bathroom. Good pepple, good location. We will be back next year.

Minimal comfort, a whole lot of fun!
Pros:

Right on the boardwalk, beautiful view of the beach directly across from access point to beach. 3rd floor has best view. Walking distance to all beach front stores and restraunts. Continental breakfast included. All staff very friendly.

Cons:

Parking is an extra fee. Please inquire about parking when you book the room. Otherwise it's a hidden fee.
