The location and the setting are lovely and the roll top bath room was decent except for the water pump sound track!
The whole place is tired and there is little thought to the customer journey from where we parked at the rear of the building to a poor reception process - overall it’s long overdue a refit and smartening up! And whilst we liked our room in the attic, every time we or neighbours used water including the loo there is an accompanying water pump sound disturbing the peace.
The location was lovely, although I requested a lawn view and received a car park view!
The service, the breakfast was awful and cold and we still had to pay more for cooked breakfast. Which arrived cold
We booked an upgraded room with king size bed and actually got a smaller bed which looked over the car park! This meant it was very noisy throughout the night
All in all a terrible stay!

Man hat sich wohl gefühlt, Personal war nett.
In Deutschland würde ein Hotel mit solchen Wasserschäden und solchen instabilen Treppen und Fußböden, die im ganzen Haus sichtbar waren nicht betrieben werden dürfen. Schade das zur Instandhaltung so einer eigentlich tollen Immobilie kein Geld investiert wird !
Es gab nur phasenweise warmes Wasser.

Carpet in the hallways screams to be replaced.
The property is beautifuly located ,but no direct access to walking trails, which is a minus ( but I believe it’s a bigger issue involving multiple land owners etc. )
Overall bit too expensive for the value.
The property is set in a very picturesque area of the new forest. The main building its self is a wonderful example of the architecture of the time, and ‘classically English’. The surrounding fields, one of which has deer in it are also visually pleasing, and the option to look at the local village shops or surrounding walks is nice.
Some bits in the main building are a little tatty, with the odd bit of trimming concealing wiring showing obvious ware (as old wires protruding) or pain starting to flake from behind the room door. These are relatively minor complains, as the venue was clean and the main receptions areas, and restraint is well kept.
The only other complain would be drink prices. These are more in line with ‘London prices’ compared to other local pubs in the Hampshire area. Food is reasonably priced in the restaurant, but alcohol is on the more expensive side.
The receptionist was amazing. She made us feel very welcome. A beautiful old building. We had tea outside on the patio looking at the green. A fantastic stay

Location fabulous-so peaceful… Breakfast very nice…
Two days running my bacon turned up nearly cold… Also the staff behind the reception desk need to smile more! Out of four people, only one of them greeted us with a smile! It’s the little things that one remembers!

Room was tiny, window didn't open, was clearly damaged by damp and very dingy, with paint peeling off the walls

Room was not as quiet as I'd have liked
We loved the manor-house vibe, with its carved wooden panels and beautiful fireplaces. The grounds were charming, offering great views across the park. The staff were friendly and helpful, and the food, though we didn’t dine there often, was very good.
Unfortunately, we noticed the upper, fixed part of the window was dirty, with spider webs and dead flies on it, even though the rest of the room was spotless. They weren’t visible from below, but when I went to remove the webs—since my wife has a spider phobia—I discovered them. The hotel handled it well, apologising and offering us compensation. Despite this, I’d still recommend the hotel, as we went on to enjoy a truly lovely holiday.
