9
Multiple reviewers explicitly mention clean rooms and well-kept public areas; several comments note the property was 'super clean' and rooms were tidy.
Service
8.8
Staff (notably 'Francesca') repeatedly praised for friendliness, personal attention and availability, though one review flagged an impersonal/no-one-at-reception issue which slightly reduces the score.
Location
9
Consistently described as tranquil, immersed in nature, yet conveniently close to the highway and good for visiting nearby attractions (e.g., Maranello); many reviewers highlight the peaceful setting and views.
Room Quality
7.2
Rooms are generally comfortable (good beds, some spacious rooms, large TVs) but several guests mention smaller rooms and dated bathrooms in some units, lowering the overall score.
Amenities
8.4
On-site restaurant, playground for children, free private parking and proximity to an agriturismo with local products are positives; minor issues like desk lighting/TV placement noted by a guest.
Value for Money
8.4
Multiple comments call the quality/price 'exceptional' or appropriate for the rate paid, indicating good perceived value overall.
Food and Beverage
9.2
Very strong praise for the restaurant and breakfast (fresh, local, homemade/bio products, excellent dinners); only minor remarks about specific breakfast spread preferences from a few guests.
Overall Experience
8
Overall sentiment is positive—many glowing stays and repeat praise for food, location and staff—tempered by occasional issues (impersonal reception, some small/dated rooms) leading to a solid but not perfect overall score.
