It was very handy to the town centre and also having a guest carpark was great.
The staff were very friendly and the restaurant food was great and good value for money.
Although the hotel is dated my room was very cozy and the bed was very comfortable.
I'd gladly return to this hotel again.
Friendly staff, good amenities and warm room.

The staff here are always lovely and welcoming. The rooms may be a bit basic for some tastes - but for me they are perfect, have everything you could need, and the rooms are cosy, warm and spotlessly clean. The old building is fantastic and really interesting. I stay here whenever I visit Dunedin - I love that I can park my car and just walk everywhere - you couldn't ask for a better location.
Comfortable bed .
Big delicious Breakfast
Mo comments.
Really close to the Octagon.
The room was really dated and not very comfortable
Convenient location. Spacious room.
No laundry facilities. Bathroom was very tired, paint peeling and in need of a refresh.
Comfortable bed, warm room, TV, bar and restaurant downstairs
there seemed to be a constant noise outside but thats not really the hotels fault, they've put a sort of double glazing in which made it a lot quieter to be fair.
Good location for easy walking to town. Restaurant downstairs is convenient and whilst an old establishment it was clean, comfortable and they put heaters on for our arrival
Traffic noise outside can be challenging if you're a light sleeper - but earplugs are provided
compact room but fine
Great location. An easy walk into the Octogon. Free parking.
Bathroom a little mouldy. Very small room for two.
Location and being able to have dinner in house

Nothing
Location and price
It stunk of cat spray. It is a pub/hotel. It was dark, musty, outdated and essentially the cheapest thing in Dunedin.
The location is excellent in the centre of town. The staff members are kind and friendly. My room was comfortable and had all my needs provided though the decor has aged. The meals were very good and reasonably priced. Car parking on site was good and adequate in size for the quiet time of year I was there. An added attraction is the our late Queen and Prince Philip stayed there in 1954 and a photographic record of the occasion is prominently displayed. I would certainly stay there again.
Some of the decor and facilities could use a spruce up. This is not a complaint. Everything was very satisfactory.

Location is perfect, right in the middle of the city. The room is basic but for the price amazing. Bed very comfortable.
The room was very clean and bonus goodies free.
No lamps in the room which would be nice, so you don't have to get out of bed to turn off the lights
Bathroom window did not shut properly.
Saturday night noise - but hey it's a city.
