Excellent for the price; more than what I expected.

Cons:

I hope they can fix not being able to flush toilet paper in the toilet because eventually, someone will forget (especially Westerners). Nowadays, most hotels can flush toilet paper in the toilet.

Beach access right around the corner
Pros:

No need to buy water as they refill you with 2 bottles a day. Nice sized fridge in the room. Very spacious and they kept it clean with daily service. Right around the corner form the start of walking beach. Use GRAB app to have a scooter pick you up if you don't feel like walking to the BAHT BUS. Plenty of local food spots and street vendors in a 1 block radius. Can also rent a scooter from places within 2 blocks. Great spot.

Cons:

I had ants in my bathroom, but these kinds of things don't bother me and I'm sure they would have addressed it if I mentioned it to them, which I didn't. The bed was two queens or twins pushed together, pretty standard in these areas and also don't bother me. moderate comfort, but very clean.

A Budget Hotel ..
Pros:

It was what I expected .. a budget hotel. Nothing stands out to praise.

Cons:

A bit overpriced from my experience with Thai hotels, but that might be reflective of the area.
The door to the balcony didn't close so while trying to fall asleep the noise of the door opening and closing (because of the AC being on) was annoying.
The 2 twin beds were pushed together but nothing was put over the seam so that was annoying. Minor .. but annoying.
So the room did the job but nothing exceptional.
