Hotel muy lindo
Pros:

Me encantó el hotel por la práctico, al momento del check in es self service. Tiene un buen ascensor y la habitación que se nos dio, era espaciosa, con 2 balcones y baño bastante amplio

Cons:

El colchón de la cama, era bastante blando (suave) para mi gusto

Excellent stay in a lovely hotel, shame about the cooking facilities
Pros:

We have stayed at Adva Stay a number of times and enjoy its cleanliness and comfort and the quietness of the Club Courtyard rooms. Its brilliantly located for the main station, S Bahn, trams and airport bus . Its also convenient for walking to into the main central area. Although its not staffed we appreciate the availability of staff and facilities across the road at the Kings First hotel across the road who are friendly and always ready to help.

Cons:

We originally chose the Adva Stay some years ago because it had a kitchenette facility that we could use to cook meals. We had to pay a one-off charge for cooking equipment. However for this stay we were being asked for a charge of 20 Euros per night which is fairly extortionate. The cooker and hob and sink are behind locked doors. The room is advertised on the booking site as having a kitchenette and you would assume the advertised price includes this. However this is not the case and although there is some mention in the small print later on this does not seem right. We did not use the facilities.

Für einen kurzzeitigen Münchenbesuch perfekt.
Pros:

Sehr zentrale Lage in Bahnhofsnähe. Das Zimmer war zum Innenhof gelegen mit Balkon und sehr ruhig.

Cons:

Das einchecken per Automat ist etwas gewöhnungsbedürftig. Wir haben an 3 Tagen kein Personal getroffen

Pros:

The room was spotlessly clean and comfortable

Cons:

We are not fans of fully automated hotels. There is no person available at check in. We were hoping to store our bags prior to our check in time, but since we had no key and nobody is on-site - we had to drag our bags everywhere we went in Munich until the check in time arrived.

Clean and quiet room right at a transportation hub in Munich
Pros:

The location is spectacular. In a bit more than 5min you can get into the central train station, the associated underground station, or a major tram hub. You can walk to the Museum District in about 15min and Munich's Old Town in perhaps 20min. This makes the hotel a spectacular base of operations for site seeing anywhere in Munich or the surrounding area. Honestly, this, wi-fi, and a quiet room with a large bed was what I was paying for. Everything else is largely immaterial to me.

The hotel itself was clean and very quiet. I never saw any of the staff (it doesn't have an active reception desk) but there's a phone hotline if you have problems and I found the on-line check-in and check-out process quite efficient.

The room was a bit smaller than it looked in the photos but was well-appointed and very comfortable. Good water-pressure and temperature in the bathroom and a nice big bed (although in keeping with something I've encountered a lot in central Europe you get two mini-duvets rather than one big one... I consider it a bit of local colour). There were free bottles of water in the fridge that were topped up a few times which I appreciated. There was a safety deposit box (not big enough for my lap top sadly) but the room felt quite secure.

I don't think you are likely do to better for the price. If you want more of the classic hotel facilities - you're going to have to pay for them.

Cons:

The hotel is in a rather drab part of town - one of the downsides of being near the train station I suppose. There are several mini-casinos and a gentleman's club in the area. I never felt unsafe at any time of the night or day but I also never felt there was anything in the area of the hotel that interested me. But as I said - it is so easier to get to anywhere else in Munich from here, this really isn't much of a downside.

The hotel has a program where if you agree to skip a day's cleaning you can get a €10 voucher. I participated as I didn't need a nightly cleaning. But I found the voucher's useless. You can trade them in for coffee or drinks at the part in an affiliated hotel across the street. Nice for some but completely useless for me. Would have been nice if they could have been applied to the breakfast offering they had at that hotel but they aren't.

Good but needs improvement
Pros:

Great location if you need to be near the Central train station as it's only a 2-minute walk away.
Good room size and facilities in the room - big TV, tea/coffee, free water in the mini fridge and comfy bed.
Fairly easy self service check in via a touch screen (although with some initial glitch) and good to be able to store luggage onsite in lockers until 6pm.

Cons:

Our room on the 2nd floor (216) faced the main road which was very noisy all night until 6am with traffic, people shouting and trams, so even with the windows shut, sleeping wasn't good - even for non-light sleepers.
No staff onsite so questions are answered via Whatsapp by AI agent and only if more support is needed (as it was for us), a person replies. I think it should be made clearer that you can still use the key card to enter the building and the lockers after your check out time at 11am.
The shower head did not work and the rain shower had over half the spouts blocked so the shower needs come fixing.
Breakfast is available for 22 euros per person which seems way too much if you only want a coffee and a quick bite - we went to a nearby bakery.

駅近便利のリラックスステイでした❣️
Pros:

部屋は清潔に保たれていました。ダブルベットでしたが、掛け布団が2枚に分かれていたので、お互いそれぞれ温度調節が出来てすごく良かったです！
タオルも地下に替えがあり、掃除がいらない日など便利でした。その際モーニングで使えるチケットをもらえましたが、使えるのはなぜか向かいのキングホテルでしたが、有り難かったです。

Cons:

地下の自動販売機でビールを購入しましたが、栓抜きが見当たらず聞くと、20ユーロでキッキンを借りないといけないとのこと、、、なのでせっかく買っても飲めずじまいで残念でした。自販機にチェーンでくっつけておくとか考えて欲しいです

el check-in.un horror. Como no hay personal de recepción en caso de problema tienes que llamar al teléfono amarillo de Help, ....y si ya a veces te cuesta entenderte en inglés de forma presencial no te digo nada por teléfono.

Afortunadamente la recepcionista hablaba español..que si no igual a estas alturas aún estábamos tratando de hacer el check.

y lo que me pasó a mí le pasó a otros muchos clientes.... y después de haber estado revisando las opiniones de los clientes al parecer es algo reiterativo.

es decir, es un problema que arrastran, pero que no solucionan, haciendo que ya de principio tengas una mala impresión del hotel

Pros:

Schönes Zimmer, bequemes Bett, praktische Lage zum HBf

Cons:

Generell war es sauber, aber das Bad hatte einigen schwarzen Schimmel. Für ein angeblich allergikerfreundliches Zimmer geht das gar nicht. Die Dusche ließ sich nicht auf die Handbrause umstellen.
